Soooooooo if you know ANYTHING about Modular/mobile homes...you understand what the challenges are,,,,,,

How would you do it????.... (Aprx. 1000 bats of 3 or 4 species,,)Bats are everywhere including wall and roof cavities

Get a new trailer, They cant afford it.... It would take a lot of time to master that challenge.

seriously? get the silicone out, and start fillin gaps. I would never take a job where I couldnt think I can do it 100% of the way,,, Last night I had to tell a homeowner to buy a new garage door because it was warped, and bats were getting under the topside by the frame.

I would use bat netting all the way around. Just drape it and let them come out from under it then do the seal up as you remove the netting after the bats are out.or you could do a section at a time.

Is silicone the magic cure all??? I have listened Podcasts that tell us of 90 to 1 year warranty?????? Isn't there some way you can offer 5????? 10 year????? LIFETIME WARRANTY????.....

I have seen some silicone with 30 and 50 year warranties. Not to say I'd tell the customer his problem was fixed for the next 50 years. crazy

Maybe you could modify the inside. Remove the drywall or paneling and replace it with plexiglass. Put a sign outside that says "Bat Observation Center" Sell tickets for $25 a pop. Just trying to think outside the box and turn lemons into lemonade...

That picture doesn't really help, but the principles would would be the same for it as any other bat job. Just maybe more work, and yes a warranty would be available for the right price.

I tried to convince "them" to do that on a Nation park job, but because the home was donated by the family of the original owner(or anyone for that matter) The (the NP's) had to maintain the building or it could be reclaimed by the downers..

I would start with taking off the gutters so I could see where they are gitting in on the top, than I would use bat netting or cones on the "active" openings and caulk wire or what ever is appropriate to the rest, this dont look that bad the structure looks like it is in good shape, I dont like doing the homes that need repair.


Some will wait for what they want, But this is much more slicker, WORK REAL HARD for what you want, and you will get it much more QUICKER ...

wouldnt it have been cheaper to get rid of that place and put a new one in? looks like alot of $$$$ to repair an old place. but what do i know? great pictures. thanks for showing us the work.
