I have both of my corner survey stakes found - what is an app or method to find the line? Is there a simple app my wife can use her smart phone for to stand at one of the points and walk towards the other. Basically, I am looking for a way to find the line. Due to timber, hills, cover - I can not see both points. Would a simple GPS be able to mark the one point and I could stand at the other and "go" to the other waypoint?

Yes. Just enter both points in the GPS. Stand at one and hit GOTO. It will give you a bearing to the other point. Be sure you know what your settings are. Either magnetic or true.

Yes, it's called a compass.

Seriously, dad and I shot a bearing of the section monument one property over and ran his back line with nothing but a USGI lensatic compass, a distance of about 400yds. Years later when a proper survey was done we learned we were off by only 8 inches.

I guess I am confused - how do I use a compass if I dont now which way to get my bearing - I can not visibly see one point from the other - so I can not get a true bearing.......

Well you COULD calculate it off a topo sheet but it would not be perfect.

Use the GPS to get the bearing

Or you could call a surveyor and have the line located accurately.

I literally have both pins - I could string a line and cut down every tree it touches.......I am trying to avoid that

Not being known as real bright ( but yes overly man like ) I would stand at point one with the gps and save the bearing to point two. Now I would go to point two and save the bearing to point one. Now if I walk between the two points and check the go to bearing for either point when it matches I think I’m on the line no?

Property deed/legal description should give the bearing and distance.

I have done this many times for work and for myself at the ranch. Once that straight line is identified on your GPS (way points/end points) then the GPS will tell you when you are on top of it when you go and walk it. It will be very close! Once those end points are established it is easy to find and see where that line/boundary is at. If you have a hand held/cell phone with app you can do it very easily.

Many home methods work very well. I have used two sections of metal conduit, a compass, a 4 foot level, and a rifle scope to establish a line. It was accurate enough for the situation. However, consider the potential inaccuracy of any home method if anything significant is at stake.

In my experience not all of my GPS units agree perfectly, although the current models are much better than earlier generation units. The least accurate were Magellan and required a frequent reset. The units available today are astonishing in what they do and I use them nearly every day for work and/or recreation. My Garmin Oregon and Garmin InReach Explorer+ agree perfectly so far. However, I have been using the InReach for only about two months

I also rely on the OnX software almost daily. It truly saved the day for me on one occasion. Ironically, it is inaccurate about one leg of my own property boundary that is accurately surveyed and staked. So I wonder about other potential inaccuracies. When I have had the opportunity to compare OnX with a known survey line elsewhere so far it has been accurate.

Surveyors use GPS equipment that is far more sophisticated and far more expensive than the best consumer equipment. When dealing with property boundaries, it is wise to hire a professional surveyor if accuracy of the property boundary matters.

I pulled a masons line 1/2 mile through timber, cut the string not the tree. Using the compass, look up what ever the offset/declination is at that spot and line that bearing up with a tree off yonder, walk to the tree and repeat, do it again etc. (Instead of going to magnetic north you want to aim for the 3 or 5 or what ever it is- if going west add/ subtract the same number of degrees)

One issue that can come up with make do methods. You absolutely have to have a good starting point. In my father's case it was a concrete section monument and his back line was the section line and the first bearing could be shot line of sight ridge top to ridge top leaving just a couple short runs to his corners north/south.
I've got the opposite issue with my lot, no good starting point. My deed lists the centerpoint of a road intersection as the starting point, from there xxx feet down centerline, then xx feet due east to starting corner. The rest is bearing/feet to, bearing/feet to for the next two corners then only gives feet to the third with a bearing/feet back to the first corner.
My two issues are no pin anywhere in the road(s) and that fourth corner lack of bearing, though it's easily extrapolated from the first and third corners.
