We have been neighbors for twenty years. The last ten they have been living in Florida. When she moved in a divorced mother of two and was of course distraught. We have always been good neighbors and her two boys are talented young men and always very polite. I helped her tenant who was also divorced mother of two. I took car of boiler problems,roofing blew off,mowed and weed whacked lawn, cut apart plumbing drainage pipes that were packed with rice after the teenager had a sushi night,went over at 1:00 am when called about a weird smell found the new electric water heater that was installed that day had no water in it and burned out the heating elements. I am trying to be gracious about this but they were well aware of my house under contract. I’ll have a coffee and rethink. Just feel like being taken advantage of after years of helping the way people should.

Tell them the truth.

You allowed them access once, with repair efforts for the damage left solely up to you..
Why would you need any other problems with property thats transfering ownership.
