Buyer beware, lots of mosquitoes, ticks and good ol lymes disease not too mention high taxes... I sold out of MN state was no good for my dreams. Trapping regs very restrictive, 1 day check on non drowners, killers so fox and coyote leghold trapping is futile unless you're into mini lines? and if you buy a res license you're not trapping any other state and no non res available unless you plan to longline your 2 acres. Also, the wardens are thick as the ticks so don't even wiggle a line bam bam and you're done. Fur buying is a joke too unless you like office work and wardens again up the butt just itchn ta pinch ya... Did I mention -20-30 for weeks.... World class beaver trapping is about it and that's some serious work. I'd rather catch a few western cats opposed to a truck load of near worthless beavs. Put up a few hundred and you'll need carpultunnel? surgery.

When I tell people my brother and I have a place at Lake of the Woods they are like "you have a place on the lake", I'm like heck no, 300 feet off with lake access and no lakefront taxes. I don't need to pay for Baudette's school that is fancier than ours lol.

Just my opinion but I would never "live" on a lake. There is just not enough privacy for me, way better off to live on a hundred acres of
woods within a short driving distance of many lakes than an acre or two of lakefront for the same price.
I walk out my door and hunt, pee off my deck, shoot targets and or critters, and whatever else I feel like doing without someone bothering me.
A small, private lake might be different I suppose.
Actually, we have a small stream running through our property and with the rainfall we have got this year I may be a lakefront property owner before long.

I can do one better 9r and illustrate local govt insanity. North central and north eastern MN have literally thousands and thousands of clear water sweet bottom lakes, yet the town near here of less than 600 people tried to get a tax levy from all to build an outdoor public pool.
Go figure.

Buy hunting land in MN so you can shoot one deer per year and a bear every 5 years... pass. Family keeps me in this state and not much else.

Yep, I could do that Osky!
Back in a different life a couple friends and I bought 4 acres of
land with 700 feet of shore frontage on a 300 acre lake in Vilas County, WI.
No public landing so we built our own, I guess you would have a problem doing
that now days. LOL Great musky and smallmouth lake.
Many days I wish we still had that property, bought on a land contract for 20K
in 1982, sold for 300K in 2003. Many of the locals there laughed at us for spending 20K at the time.
I was young and scared then and took on a little part time work to make my 80 dollar a month payment.

Isn't that the truth. My nephew bought a large lot here on the Mississippi River he is allowed to put in a landing 20' wide, nothing more.
Now that I think of it I think I would only be allowed 20' if I needed one. No permanent or hanging docks allowed anymore either in MN. Can't even have a screened in area on the end of your dock anymore.

Don't give trapper les any ideas, he'll push to build a county pool in Williams, we'll have to pay for that too.

We get assessed a 100 dollar solid waste fee for our lot, couple years ago we bought out the neighbors lot, it's empty mind you. YUP you guessed 100 bucks on that one too. I'm working on fixing em, my lawyers going to get them conjoined,

I like that idea Zim. Les will probably do it one better and make it an indoor pool. Why he himself has just the building for it in town. Dances and shindigs upstairs, the Les pool down underneath.

I have lived on a lake with a house on either side of me. It was fun for three years being able to walk out the door to go fishing, kids wakeboarding, lazy canoeing around the bay in the evenings, the sunsets over water, ice skating. It was a high demand lake with costly properties and high property taxes.

That's not what I am looking for now. I want an out of the way lake far from town with some elbow room and good fishing. Don't need a year-round home, just a seasonal cabin or even a mobile home. It's a needle in a haystack but I have 8 years to find it so I keep looking. There are hundreds of these types of properties in the northern half of Minnesota, I just need the right one to come up for sale.

Hear you on that Bernie. My friend who lived on the lake we bought property on had a nice setup, about 80 acres of land with only a couple hundred feet of shoreline.
It is out there, a guy just has to keep looking.
