Above is a rough frame in on sink side. Still need to box in above cabinets. I think we are going to do counter tops in stone coat epoxy from stone coat.com

Fun stuff. I'll be doing te same thing in a couple years. How are you handling not having a working kitchen? I see a sink in the top picture, do you have working stove currently, or are you using something else?

Switched water to wall that you see new boxes in original post. Once those sinks, disposal, and dishwasher are set and functional. I'll finish demo on old in these pictures.

This is our second. Made over 60, 000$ off 1st house if you didn't count my labor. This house will be a 200, 000$ home when I'm done that I will have less than 100,000$ in by the time I'm finished next year.

Gotta start somewhere! Never had anything nice unless I was able to do it myself.

This kitchen would cost over 20,000$ if I paid for it to be done. Maybe more!? I'll have less than 5,000 in the whole thing not counting labor.

Floors are so unlevel I framed in the tow kicks separately in one single tow kick so that I could create a lvl surface for boxes!

1" out of level in some spots!!

I'll use tile to lvl out rest of floor on the finished side.

Stomped a ceiling and put some knocked down texture on walls today. Bad weather prevented me from just about anything else but sitting an a chair all day.

What do you do-remodel old houses and flip for a profit?
How heavy is the capital gains tax down there?

Good looking wall texture. Is it done by basically just splattering on drywall mud and then knocking it down with a wide drywall knife? Is that electrical all new or are you reusing all the old locations?

That's all done with topping mud. No adding water or anything!!

Put it on with a 3/4 paint roller, add mud with stomping head to desired look and texture.

For knock down texture on wall do same! But wait gen min ish then knock it down with long trial.

Walls are all brand new dry wall now textured with drywall mud.

I don't flip houses for a living but I do flip them. Used my 1st one to start a trash company that is now blowing up. I will use this one to pay off all our debt of we sell it!?

Haven't got a clue about that tax!
