shoyulda mentioned here it is a liscensed and insured survey.he is the only one that can place pins and its his butt.

I'm intrested in this also. My neighbor installed around 30' of fence about 6-8" over the property line. I can eyeball the metal stake the surveyor put in on the corner to the t post I put in at every wooden stake they installed. Its very apparent. I don't want to create hostility with the neighbor but I am pretty aggravated. In Mo, as I understand it, if a fence is within 12" of the actual line it's good.

here - they are not. if the monument is located and found to be in good condition it is left in place.
If i was missing a corner and had a dispute with a neighbor, I would have it surveyed and the pin set by the surveyor - and maybe have the line marked by the surveyor as well.
if there is still an argument after the corner and line have been marked by the surveyor, then its lawyers and courts. rarely see anything go that far, its typically resolved with the survey.

Are monuments pulled up and replaced on each survey so that there痴 only 1 monument per corner, even if multiple surveys have been completed?
Did I ask clearly? As per Mr. Zim, hire a surveyor. I would do that only after conversations with the neighbor failed. IMO, no one has the right to pull any markers. It is not uncommon to see more that one marker near a corner location. Also remember that each state has their on set of rules/laws concerning adverse possession. For what it's worth I've held a PA Professional Land Surveyors' License for more than 40 years.

Just a friendly comment what happens if someone with no license & insurance sets a corner? Do the corner police get after them? I have been setting corners since 1966 and have never had insurance. BTW my first big survey was State Route 872 Potter County Line to Warton. Shot my first ever turkey up Bailey Run. In 1976 I shot the first coyote I ever saw in PA just south of there near Pottersdale PA.

If either agreed to by all parties and recorded or adjudicated by the courts it would make sense to remove the markers set in error to avoid confusion in the future.
