It will be interesting to see how this works out. I'd also be afraid he molested the property. I talked to a guy at Pinedale Wyoming that was selling some land to a lawyer that tried to screw him in the deal. The lawyer had paid some money on it, and then tried to retain the land without paying it off. He lost his money and the land both.

Drive down that road and check out the property you're buying. It's a public road and if he raises a stink flip him the bird. The way you described the road, its perfectly legal for you to drive down there as often as you want. Who cares what his uptight wife thinks. If she's upset about people driving down the road, tell her to pound sand. I wouldn't buy a property I couldn't inspect, and that would've been a deal breaker from the start for me.

I might recommend considering short term vs. long term situation. Would losing thousands short term be of benefit vs. losing ??? long term. Only you have those pros and cons.
I never buy what I can't fully inspect because there's ALWAYS a story behind the story of "why" you can't inspect it and that story is ALWAYS in the seller's favor.

Two years ago I was buying 11 acres in Idaho. Paid $450 for the appraisal. The day of the closing they called and said he can't find his ex-wife to sign the papers, deal was off. I was out the $450. Nine months later I see it is back on the market. No one bothered to call me. I call the realtor, offered them the same deal as before plus this time I wanted a couple of old trailers removed or the titles supplied. They did not accept my offer. Huge blessing in the end. I found a much nicer piece of property, 20 acres, for just a little bit more. I hope it works out for you and he shows up on Monday.

On all of the land deals I have been involved in. I always had a contract signed before any legal action was taken. If this is the case and he does not sign Monday I would sue his ( you know what) and I would own the property. How do you sue someone for breach of contract if they havent signed the contract?

Sounded like to many were ready for a hanging for something to do.
I have bought two different bare land purchases and the selling party was nevah at the signing. In fact one large piece of land I bought nevah ever seen the other party and signing was done through counsel. Money was sent electronically and all legal matters, recording of docs all done from an office chair. No one meet to sign in person.
