The dollar just doesnt have the buying power it used to-relatively speaking.Especially when you charge a high price to the people who want to access your market (tarriffs).They just pass on the cost of doing buisness in your country to the end user.

One good thing about the high prices for grade KD softwood framing lumber, much of it isn’t worth a dam. Is that the local rough cut lumber business is booming here again. But government with their building codes are still trying to undermine that business. Codes enforcement people in my county try to stop people from building with local rough cut. My neighbor just built a new house and used rough cut spruce, fir and hemlock sourced from his own land and mill. Code enforcement officer hassled him. But, I had warned my neighbor in advance of this, and since I am also qualified to grade lumber, I told the enforcement guy that I inspected the lumber. That was the end of that.

When you have the lowest interest rates in a very long time, record housing starts, 7% increase in home prices in one year, an increase in DIY lumber usage, thousands of new houses being built for rentals, and people fleeing the city, it seems perfectly reasonable that prices should rise right along with demand.
We certainly can't assume that input costs have remained the same as they were two years ago. I suspect many mills have workers off sick and overall production is down even though they are working flat out. Also have to figure that the virus has hit transportation both out of the woods and from the mills.
Home builders are currently buying huge amounts for use in the spring.
To believe that outfits like Louisiana Pacific and Weyerhaeuser are making a killing is misguided IMO. Both have a profit margin of about 7%. Is that too much ??
How much should they make ?? If 7% is too much what about that Iphone in your hand. Apple makes about 21% net profit.
If you think 7% is exorbitant profit then I suggest you buy their stock and participate. But I'll bet you'd prefer to buy Apple stock and participate at 21 % instead.
Human nature always gravitates toward the greedy side of the equation. And that's a good thing IMO. That's why we have the things we have in the first place.

White17 I normally don't argue with people but I believe you are wrong on lumber profit margins. I would guess the mill I work at(family owned) the profit margin since May has been well over 300 %. Our timber prices are just now starting to rise while lumber has been sky high since May. As an example lumber was selling for approximately $300 per thousand board feet in March and went to $1000 per thousand board feet in August. There was no increase in expenses during that time. Our mill cuts 500,000 board feet per 10 hour shift, assuming they were breaking even at $300(they were making money), they were making $350,000 more per shift. I would imagine the large companies had similar profits over this time. I don't begrudge them these profits as they have kept us running when they were losing money but every mill in the west made lots of money this year. The mills don't control the price, that is set somewhere between us and the public. We put our lumber for sale and the highest bidder gets it. We have to sell no matter if it is high or low.
