What would the price be in your area for about 3 to 4 acres with an old house (not livable) and old falling in garage? It is about 40 miles from anything.

Probably about $3-3.5K an acre. A dwelling with a well and septic system would tack on another $7-10K if not livable. So probably about $25-30K total. X2

In my area prices vary widely, mainly due to the abundant lakes rivers and creeks. Dry, cut over land as described with no water would be $8000.00 to $12,000.00 the house and garage would lower price. They are taxed as if they were livable, or usable, garage also, even if roof caved in. The structures would be a negative to the price. It costs 3 to 5 grand to demolish and dispose of. The catch is a demolish permit and disposal receipt are needed to have tax man drop taxes to vacant status. Yes they require a permit to demolish a house here. The same land, vacant with a creek, river or lake access would double prices. $2000 to $2500 per acre for typical dirt road acres with a power line along road. Vacant with usable well and septic, with records. The well and septic would add $6000 if usable with records.

A timely lightening strike can help with demolition... Yeah have seen that done, Then fire dept come out, even if almost out. They then bill for fire service. But the fire chiefs bill is also good to have structure removed from taxes. Does your fire rescue services bill you? Ours does, will bill you directly or insurance companies. If not paid its added to property taxes....Coming and going they got you.

Around here if you have a building you want to be rid of people contact the local fire department and have a "training excercise." A friend of mine in KC area is having an old 2-story on his property demolished as part of a movie fire scene.

I just bought 2.5 acres last summer in northern Michigan for $22,500. It has a house (totally gutted it, put in new windows and doors, and put on new vinyl siding), garage off of house and another out building needs work, but has a nice lean to off the side. Also has a well and septic field. The real kicker is that it is the last house on the road and then it turns into a seasonal road. Near lots of lakes and a couple nice rivers. I think I did all right.

In the last five years, three properties near me, similar to your specs, sold for $800,000 to $900,000. They weren't even listed on MLS. The structures were bulldozed and they are now multi housing units property line to property line.
20, or so miles away, you might be able to score for anywhere from a couple hundred grand to "who really cares?"
Man who mistake shillelagh for fairy wand; see pixie dust, also.
