So wife and I FINALLY won a bid on a house and doing inspections.

Long story short, it's a ranch house with well and septic.

Randon spiked at 8 we want it mitigated.

We wanted a full inspection on the septic and owners didn't want the ground tore up. There was blockage in the septic so back to square one of what I wanted to do in the first place. I wanted the owners to pay for inspection but they refused and offered 2500 off the price and electrical work finished (could have done it myself).
The rest of the inspection was clean. Electrical consisted of outlets, double tap, and missing plugs to the fuse box, a cover.. very simple stuff I thought.

Now the plumbing guy will dig up the box and inspect the lines and Lee wells.

What I want is the owner to pay for all repairs. I will not put it a whole new system myself if it fails. And I want it repaired by him not me . How do I negotiate this without walking. It's taken a year for us to be successful at bidding and actually have a house we like in this crazy stupid market. I'm also locked in at 2.75 percent.


The 2 tanks both rosed an inch in half an hour at 6gph. The well checked out.

The owners knew it was bad or they would have agreed to pay for the inspection rather than knock 2500 off the price. Now it comes down to how bad do you want the house and how bad do they want to sell. Maybe offer to split the cost of repair?

If the system failed, I would start at step one and check the design for the usage in the house. If the tank is too small you will not get the retention time to treat the waste and FOG( fat , oil and grease ) could have plugged the laterals.

What's the deal worth to you? Don't cloud it with trading this for that. If you're original deal was fair at $X, the new deal is [$X - the cost of fixing the septic] or walk. They can take it or leave it.

When the dust has settled, you should have the house you thought you were getting in the condition you thought it was in for the price you thought you were paying.

You ask how you negotiate without walking? You can't. You always have to be willing to walk in a negotiation. But remember, their realtor now has knowledge of the problem and will have to disclose it to all other buyers. The value of the house just dropped - maybe significantly.

Like others have said you have to be willing to walk, in this case I would say they knew, but if you are not willing to walk then just bite the bullet buy the house and pay for the repairs.

You have an agreement because its the best offer they have gotten. They won't get a better offer now even after eating the septic repair cost because it has to be disclosed. Make them pay for the repair.

Yup, Walk away, let 2500 ruin the deal? In this market you have found the house you want, for the price you want, in the location you want. Do some negotiating, But get it done!!! soon.
Misread the 2500 part, consult a plumber, if problem is before tank, fixable. If blockage is after tank, there is a problem with drain field.

Yes this they can’t sell it with out it passes no that a problem has been exposed.

Seen many houses that have been sold with the Septic tanks pumped, just days before being put on the market. Someone puts a bid in , and somehow, the septic system passes. Only Months after they have owned the house, do they find out that the System that passed the test prior to them buying the house; was actually a faulty system.

And then there are the IDIOTS that install a "Over Flow diverter pipe" What's that ? you might be saying..

Well, picture a half baked Sand filter system installed in the dead dark of night. Sand filter the size of a HALF SHEET OF PLYWOOD with a 600 gallon concrete septic tank and clay sewer pipe. They know that the Sand filter and leach field is not good enough. So, instead of doing things the right way, they quietly install a diverter pipe that diverts any overflow that the sand filter system can't handle , BACK TO THE SUMP PUMP IN THE BASEMENT , AND LET THE SUMP PUMP FLUSH IT OUT THE SUMP PUMP DRAIN PIPE !!

Only seen that once in my life !!
