What is good roof paint for a 40-year-old mobile home. Was last painted with elastomeric paint. Which do you recommend?

Through the roof it's sold in a 5 gallon bucket and worth every dime , it's definitely not cheap and it can be applied to a wet surface . It also can be applied with a roller I wouldn't wear my good cloths to use it either ha ha trust me on that one !

I don't know what the product is that you mentioned was last put on the roof , I'd probably take a wire brush and a glazing knife up there to scrape the roof or at least the seams .
The clear through the roof is a challenge to use it helped me to apply it on a bright sunny day so you see how it's covering it.

Granted it's not paint but it'll work better than most .

Getting ready to put this on the top of my conex box. I've used something similar on my camp trailer but don't remember the brand . Gacco maybe ?

I have used "cool seal" seemed to work pretty well

I would put on EDPM rubber roofing- I believe it's a better alternative than coating.

Any of your membrane roofing options are great but usually require a good installer. EPDM and PVC membranes like Duralast need a pro for the seaming and if they are not both fully adhered as well as have the edges finished with a termination bar they come up in the wind easily.

A cold mopped modified bitumen can be easily installed by any weekend warrior and at most 2 helpers. I would count it as the biggest bang for your buck.

It would be just as easy to spot repair / patch if a limb fell on it where the membrane roofing options would again require a pro

Power wash the roof frist. Then apply coating
