Purchased some properties. One included was a rental home. The lease was up and when we went to talk a new one the tenants refused to let us into the home. So we did not offer a new lease and seven months later we finally got them out. Found out fast why they would not let us in. Cats ruled that house and marked territory EVERYWHERE! Short of replacing floors and walls is there anything that can be done about the urine smell? Thanks for any advice. The house is in fair shape short it was used as a giant litter box.

Get enzall-II from nationwide cleaning supplies, rinse carpet several times with that and water, then rinse carpet with water and pinesol

I've heard kilz paint primer works great.

Remove everything from the house except the paint. Get however many 5 gallon cans of original Kilz as it will take to completely coat every surface; floors walls and ceiling.
Then repaint and replace carpet.
If it's even half as bad as you describe don't even think about trying to save the carpet.

Wildlife Control Supplies have odor control products . Epoleon NnZ is one they claim will remove cat odors .

Pull the carpet

Coat the subfloor

Shellac is the best for killing unwanted smells

Synthetic shellac ( cheaper and more user-friendly ) is second best

All other so called stain and odor blocking primers are mediocre at best . They just re-wet the surface bringing the stain and odor back to the surface no matter how many times you coat it

If they trashed my place I’d be more worried about the body smells then the cat smells. LOL mad

Ouch. You might have to replace at least part of the floors depending how bad the damage is

I bought a house from an old couple who spent 40 years smoking cigarettes indoors and multiple cats. There was a layer of nicotine tar on the ceiling and walls that would only come off with a Brillo pad and some TSP mixed with hot water. I pulled the carpet and scrubbed every surface twice, some rooms took more scrubbing. Then I put two coats of kilz primer on the walls and subfloor.
I was worried my cats would smell the old spray spots and pick up bad habits but they never did. Kilz is the way to go but it needs a lot of ventilation and I wouldn’t stay in the house while the stuff dries. Gave me a headache if I didn’t have a respirator on.

I also switch out hardwoodfloor for lifeproof laminate flooring in my rentals because it can handle tough cleaning chemicals and overall more durable for careless renters/pets

If you sand and refinish a hardwood floor, does that get rid or urine odor? Would the odor get sealed in?

rent the biggest ozone generator you can find after you scrub everything and remove the carpet. or hire a cleaning company to do it. check with your insurance agent for a recommendation. they hire crews with ozone machines all the time for smoke odor removal.

Cat urine has to be the worst. I had rentals properties and have dealt with this in the past. In one case we removed all carpeting and other flooring and painted plywood floor with oil based paint. Also removed all baseboard and cut lower part of drywallt to paint studs.

In the other case I was able to scrub ceramic tile and laminate flooring with urine remover cleaning products and other cleaning product, type used at the morgue. After several hours of scrubbing, I was able to remove odour. In both cases we repainted all rooms and installed new flooring.

We had a lease condition which stated No pets. Our apartments were top- notch, but we dealt with couple slobs and it cost us money to clean things up.

If you have a local store which carry commercial cleaning products they should be able to set you up. You can do all yourself, we looked at getting a cleaning company to clean it up and they advised there was no guarantee their cleaning products would remove it all. So you may end up wasting money by hiring clean up crew, especially if you have carpeting.

Good luck.
