I believe a LOT of his investment is in real estate.

(when you can pay cash up-front, you can probably get some real deals).

I don't think this is the case anymore. I think realtors make more if they get u to take out a mortgage?

What you really have to be concerned about is not necessarily the rate(s) of return - but the sequence of returns in retirement - don't get me wrong rates are important but the game changes when you start pulling $ out of your "retirement accounts" some of you may have a regular tax-deferred account, IRA, 401k,403b, etc. others may have a combination of individual accounts ( these could also be held in a revocable trust - taxed the same) Roth IRA/ Roth 401k along with a more common IRA account as previously mentioned. These different accounts are all taxed differently and therefore should not be invested the same. Otherwise, they should NOT mirror each other if you want to get the best gas mileage out of your portfolio. I have a paper that explains the sequence of returns along with an excel spreadsheet that is interactive as it pertains to the sequence of returns - if interested Private message me your email and I will send them to you

THIS IS FOR EDUCATIONAL PURPOSES ONLY

if you are going to retire you might want to start here with a reality check, you will need $1,000,000 dollars in savings to withdraw $30,000 a year at 3 %. So the average Joe gets about $1200 a month from SSN that would be about $14,500 a year or the interest on about $500,000 at 3 %. So if you saved $500,000 and relied on SSN you would have $30,000 a year to live on. not much in todays world of $10 hamburgers.

Your return is zero until you invest. I sold mutual funds for 15 years. Lots of smaller investors were obsessed with yields rather than their investment objectives.

Here is another thing to consider
I have known quite a few folks that died after they retired. My conclusion is, that retirement is not as harmless as may people think.

I wouldn't mind to keep working if I had a job I enjoyed doing. But physical work, I don't Wana do this forever. Heck, some days I don't wana do it now. How many of you actually enjoy your work?

I had a job I really enjoyed and physically could have kept going, but I created and opportunity and took it. Eight months later I was offered a job where the work was very similar to my first job and I worked that job at 65% for 5.5 years. I wanted more actual time doing physical activity and keeping busy, so maple sapping, doubling the garden, trapping, canoeing and hiking.
