Hang in there man. Life seems to have a way of kicking us when we’re down, but if we push through there’s comes a time when we can relax. This^^^ Had a rough patch several years back. For about 2 years I got hit from every direction and I honestly wondered if I was going to make it through. But I dug deep and stayed the course. There was nothing glamorous or inspirational about it. It flat out sucked. I wasn't even trying to "win" I was simply trying to survive each day and outlast the storm. Don't give up Adam. Just find a way to keep putting one foot in front of the other. Mike

Thanks everyone I really appreciate it.
Mike & Bob I needed that more than you know. Life is beating the snot out of me. In the last week I'm out a couple thousand just with unnecessary home repairs. Had a flood, still dealing with the fire too and much much more

I tried to sell my house in Montana last year, and 6 months on the market I couldn’t even get a lowball offer, so I rented it out. Renter paid less than three out of the six months she lived there, but thanks to COVID I couldn’t kick her out, and the place was a wreck when she left. I’m out $8,000 between having to pay a contractor to clean it up and knock down the waist high grass in the yard and the rent she owes, and $1,000 for a retainer for a lawyer to try and get some of that back but I’m not holding my breath since we can’t even find her to serve her the papers. Then I find out the basement floor is all heaved and cracked and groundwater ruined the wood floor, another $4,000 to fix that, and another $3,800 to have the grade and gutters fixed so the rainwater won’t ruin the floor again. AND THEN I get a plumber in there to look at a leaking toilet and discover the sewer line is rotten and needs replaced, got quoted $7-$8k for that repair. Oh, and while the renter was living there a water line under the kitchen sink burst and ruined the kitchen floor and possibly the cabinets. Still waiting on that quote. Hopefully insurance covers that one. They’ve refused to pay for anything else so far. So I’m right there with you on the home repairs thing lol. Seems like I uncover a new problem every time I fix one. I know it’s hard not to let it get to you, but I know that eventually I will get out from under this house and maybe come out even. Your situation is different, yet the same. A year from now the things you’re dealing with will just a a footnote on your life, so just keep on keepin on, it’ll all work out for you, maybe sooner, maybe later, but it will.

Yeah I’ve checked with insurance. Basement floor not covered because it was caused by groundwater, sewer line not covered because I don’t have “exterior utility” coverage, none of it is covered for one reason or another except the water damage to the kitchen. Insurance companies will find any reason not to pay a claim.
Sounds like my house lol. Everything the previous owner did was just a bandaid to hide a big problem
