Welcome to socialism. Real estate investing has become a complete joke. The government has clearly shown that it is in control of "private property" in the United States. I've faired very well with only 1 out of my 20 units not paying rent. Some of these other guys have gotten completely crushed with no recourse for lost revenue. I think that as the government starts implementing intrusive policies such as rent control a lot of the good investors will move their funds and the quality of housing will drop dramatically nationwide.

When government takes private property, government should pay for it. The Fifth Amendment says, "Nor shall private property be taken for public use, without just compensation.”

There are some aberrant court decisions carving exceptions to save taxpayer funds (and indirectly, the judges' salaries). By "aberrant" I'm referring to allowing government to ban things, then not compensate the owners of those things, be they traps, guns, or whatever.

I don't know whether the Supreme Court will agree, but I believe the taking of private rental income for the public purpose of preventing spread of the virus requires just compensation. The burden of fighting the pandemic should fall on all taxpayers, not just the landlords.

I wouldn't bet on it, but you may have to suck it up as a taxpayer, Rusty Springs. You should.

Does the eviction ban make it impossible for a home sale to go through if the home has a renter in it until the ban ends?

No, it just makes the buyer a moron if they buy a place with a squatter in it that they can't evict.

Unless off course they can get it at a steal of a price and are willing to gamble on eventually getting the squatter out, and the price is low enough to fix everything they have trashed.
