If the price is right......it is built out of wood. You can do anything with wood to suit yourself. We looked at a brand new one piece home that had the trim falling off and hadn't even been sold yet. That can be fixed though if the price is right.

As to the dimensions of the joists, that may well be 2x10 instead of 2x8 as I originally posted. Definitely wood though. I'll be likely going to check it out later in the week.

One thing you'll find out is that in Missouri the taxes on a modular home are lower than a stick built home. I was told by the county assessor that if I finished the basement, it wouldn't up the taxes like a stick build would. We put one in in 1993, and other than normal up keep, have no complaints.

We looked at and put an offer in on a 6 year old, modular home back in 2011. It was on a full basement. It came with 14 acres and a large pole barn with a gravel floor. There wasn't a single tree on the whole farm and it was pancake flat. We were told that because it was modular and because it was priced higher than the tax appraisal, we would have to put a large amount down to finance it. Our offer was fortunately turned down. It sold over a year later, for a fraction of what we offered. It sold for less than half of what similar sized and landed stick built houses in our area sold for.

Diane liked it because it was fairly new compared to the other farm houses we looked at, which ranged from 130 some years to 60 years old. The floor moved more than the old houses we looked at. I don't think it will have near the longevity.

Here is the definition for manufactured home per Freddie Mac

What is manufactured housing? - A manufactured home is built in a factory in accordance with the Manufactured Home Construction and Safety Standards of June 1976 (“the HUD Code”-- 24 C.F.R. Part 3280) and secured on a permanent, non-removable steel frame or chassis. The home can be built as one complete section, or in multiple sections, and then transported, assembled and installed at the home site. The towing hitch, wheels, and axles must be removed, and the dwelling must assume the characteristics of site-built housing.

How is manufactured housing different from a mobile or modular home? -
Mobile homes, or trailers, were built on wheels, prior to the 1976 HUD Code, and can be pulled by a vehicle. Mortgages secured by mobile homes are not eligible for sale to Freddie Mac.

Modular homes (or other factory-built dwellings) are not built to compliance with the HUD code. They're built to conform to state, local or regional building codes and are usually legally classified as real property. Typically, modular or other factory-built homes are eligible as site-built single-family homes for financing, appraisal and construction financing purposes.

Big difference is most banks don’t consider them a dwelling. If financing you may have trouble. Some cases it’s better to split the deed with 1/2 acre with the dwelling Rest land Just if financing

There’s a reason the taxes aren’t as high the value is lower MOST loose value were a stick frame House will gain value

They may be cheaper to get into, but I will bet nearly anything that a stick built home will appreciated over time much more than a manufactured home. Particularly if the manufactured home is no built with 2x6 exterior and 2x4 interior walls, etc..

Old dad....... nailed it. Modular -modules. Manufactured....... walls built in factory, put on trailers, take to site, lofted into place on concrete foundation nailed down and together. Then comes trusses and roof. I built about a million ( a lot ) of them. Started out in the trade building them when I got back to the world. A nation wide company National Homes. Sears Robuck might have been the first.
They started when the fellows came home from the Great War. Lived in one for bout 7-8 years-- my folks. Dad home from Korea. Difference is roof pitch, manufactured 4/12 pitch don't have to worry bout overpasses. And a bunch of other enginnering factors I'm to tired to get into.

We bought a manufactured home on an acre. It was the land that went with it and the pole barn (everything cash, as is sale) that I really liked. The home is about 25 years old. Omg everything is so cheap, just like the price. We are hoping to make enough money to tear it down and replace it with a stick house. But it is home, it is warm, and it is safe. We have hot running water, the water is safe to drink, the toilet works, we have electricity. The pole barn can be restored and we have space for a garden large enough to largely live off of. I can go 600 feet back in the woods which I believe are public access and shoot a deer safely and legally. We painted all the paneling before we moved in a mediterrian color scheme. The kitchen stove works and it is natural gas. We have a fireplace which puts out good heat. This home will serve us well for the remainder of our years if need be. As is. Well, except for the tiny shower. If we start getting stiff and crippled it will need replaced with an accessible one. If you can afford a home which isn't manufactured I would recommend doing so. If all you can afford is a manufactured home, be grateful you can get one. If you want to save your marriage keep your tanning and skinning stuff outside somewhere. It would really suck to have a nice home then lose it cause she got sick of dead animal parts everywhere.

I live in one it’s a well built house. I approached it like ordering a car. I had them double sheet the floor. Upgraded the roof insulation to R50. Most manufactured houses are just wrapped and then the siding goes on. I had them sheet mine with OSB and then wrap and side it. Lots of other stuff I can’t recall now. Dad and I dug the basement and mixed the cement. I’d do my homework on the manufacturer and buy another one again if I had to.
