Stick to subjects you can bs people who don’t know any better. BTW, I’m all for CRP, just isn’t happening in my part of the world much. And certainly isn’t paying off farm loans. BTW -- 250- 300 acre rent is normal in this area for usable/ reasonable ground. not necessarily irrigated.

jaybird- You're getting closer but not quite there yet.

First of all, you didn't say 2800+ acre over a 10 year contract, you inferred or came across to me at least, it was $2800 for the year. And yes there are whole Walk-In Area tracts that will go for that much money to have public access but I missed "per acre" so my bad there as well.

However, you missed or downplayed the word "potentially" could secure up to $188 a year per acre rental. That might work for some West River cropland but that annual rent won't work around here, especially this year (but most private rental contracts for 2022 were probably already signed before the Ukrainian War) or more likely next year.

Thirdly, the South Dakota DNR is not a wildlife agency such a good number of other states, such as Minnesota. SD DNR works with water quality and such things. SD GFP would handle Walk-In Area rentals. Fur, Fish, and Game writers just don't know know any better, and why should they know the formal name of each state's agency that deal with wildlife.

Well I guess I’m hard headed but like mentioned before do a google search on land prices per acre South Dakota 2006 bucks per acre Of course that’s not every acre in South Dakota that’s average So do the math Find some property that’s not worth cropping. Buy it sign it up in CRP then have you own private hunting ground

I suspect that if that was accurate, the rich corperations would buy up every available acre and profit off of it. Then when it was profitable, they would sell the land off to their rich shareholders therefore making the entire country owned by a small few.

I need to move. I put 10 small hard to farm fields into CRP last year. About 115 acres. Payment rate is around $30/ac

Would any owner be able to make money off the poor land that has been restored/converted into wetlands? Unless there is a covenant that covers the entire property (both high and low ground) that prevents use. I see your point and it would make sense to stagger out payments to encourage longer spans of ownership.

If your math included inflation then you would realize it actually isn’t $2,800/acre over 10 years. It’s less. Listen to MJM, if large corporations aren’t coddling up to this program then it is, at best, net zero.

Payed 2950 for some of it. Taxes on that are $15-$20 per acre so we better bump the FREE up to 250 years. Lol

Wife’s family just sold the farm place the farm ground went for $5,000 a acre the pasture ground went for $1,100 2022 prices the deal closes the second week in May so current prices!

Yes and that pasture land can be enrolled That’s what people don’t understand it doesn’t have to be crop land Farms in hart co KY were in the program in the mid 2000’s that are sink holes and cedar thickets
What you guys are failing to under stand is the crp payment is the life of the contract the purchase price per acre is one time The crp payments can and have paid for a ton of farms here in Ky

So youn are exempt from interest payments, taxes and insurance?

Nah, I'm good. Everyone else here thought you were saying 2800 a year. Wanna know why? Because that is how we talk in farm country. If we mean 2800 stretched out over 15 years we quantify that.

Even so there isn't anyone getting 188 dollar crp payment an acre on 2500 dollar land, that is about what our sells for around my house and the little land that is enrolled is running in the 70 to 90 dollar range for crp. At that rate, it takes over 25 years to break even and that is if you pay cash for the land.

Your comment about 13,000 land being recent shows how out of touch with reality you are.

You haven't got a clue what math is beyond 1+1=3.

What I believe you are failing to see is that you don't understand that there is more money to be made farming the ground than putting it in CRP. Here, today, people seem to be signing up the ground that is overtly environmentally sensitive like low lying areas and super sandy ground.

49Er I don't disagree with you about making more money farming land then entering the CRP program. My point and regret is not knowing about this program 10 years ago. My wife and I was looking for a small farm closer to her family that is about 125 miles from were we live. BUT In a 1-2 year SEARCH before COVID WE looked at SEVERAL farms that were on the last years of the program. Some had 2 years 1 had 4 years left.95% of them were along the green river basin. That's why they qualified. EVERY one we looked at in the disclosure and deed search the previous selling price is listed. ALL YES ALL the ones in the CREP programs were purchased for less than the money the farmers got paid thru CRP at the time they purchased. They had to wait 3 years before signing them up. But were I messed up was looking for land that I knew would hunt really good that had a dwelling on it my wife liked. Hind sight I should have bought them and flipped them. Sad part was I had the cash in the bank to buy most of what we looked at.
If someone was wanting a place for a weekend get away or their own land just to hunt WHEN THIS was still around here in Ky the CRP funding would have made the payments !!!! It's simple math . I'll look on my computer to see if I still have any properties saved that will show asking price with crp monies still on them. Then do a search to see what they sold for to the farmer that signed them up.
