Marty - we have and do study history. We also had the benefit of many relatives who lived through the depression and WWII. Lots of good guidance and ideas from those folks.

In case you have not read my recent post. I wrote extensively about actions taken by the lost leaders of this country following the actions of Adolf Hitler after he seized power in 1933.

We are living in dangerous times that will become much more dangerous before long. Hungry people losing their homes can take desperate and dangerous actions.

Lumber as a commodity has dropped something like 80% in the last 12 months. Those commodity prices are the writing on the wall much like the Baltic Dry in 2007.

I started a remodel job on April 1. 2x4x8 studs were $7.50. Looks like Menards has them for $5.30 today.

Have a relative that was higher up in a box store. Say a 2x4 is selling for $8 and they get in a shipment that can sell for $6. They then price them at $7.00. Next shipment is $5 so now the price is $6. This is also given that the inventory and new load are equal numbers. When prices are rising they just go with the new higher price and no averaging.

I just priced some lumber yesterday.
2x12x24’ treated is $174 each!

We were going to build a new house in March, 2020.
Well that didn’t happen.

Because of issues, I will likely never see it.

Just drove back up from Oregon. Log yards in Longview were pretty loaded. Log trucks constantly on highway 9 through Washington. Newly harvested timber sales visible in the foothills. Ton of log truck traffic in bc. That was mostly chip wood. In wa. It was cedar, hemlock, and large alder As well as pulp wood.

The mill I work at a puts out a market report for the employees every couple of months. Our 2x4 8 ft. stud prices dropped over $400 per thousand in May with no firming of price in sight.
2 x4 8 ft stud sales down 21.56 per cent from a year ago
2x4x8' Burrill down 13.93 per cent
2x4x9' studs down 10.30 per cent
Cedar Decking down 30.11 per cent

Logs are in short supply because of the long wet spring

Doug fir/larch $605 a thousand down $20 from last May
Grand fir/hemlock $550 up $20
Spruce/Lodgepole pine $550 down$10
Western Red Cedar $1,900 down $130
Ponderosa Pine $445 up $5
Ton wood $66 a ton down $5

They are predicting a couple of tough years in the lumber business.
