What would be a fair price for unguided whitetail bow hunt like I'm describing be worth. Would need to bring bow, food and bedding and buy license.

It would include a one room line shack clean and nice with fold up bed. No electric but would have a generator and water available if not in late November. It has a wood stove and all the wood ready for you. Line shack would be with in walking distance of hunting. Blinds and stands would be all hung and if you wanted different spots you could move them where you wanted them. This would be at the end of the road very private but still about 20 minutes from gas and store. The person could pheasant hunt or fish in their down time.

Pictures would be available and sent to hunter a few months before they came to hunt.

So, what would something like this be worth lets say a 5 day 5 night stay.

I think a lot would hinge on the caliber of deer potential.

People pay a lot more for 180s than 140s!

Fully guided hunts here are about $1000 a day. And we havent had much for good deer since EHD hit us in 20 and 21.

Boone thanks for your view. I can't agree more the class of deer I'm seeing regularly are 130 to 150. We also have had a decline from diseases in higher class and numbers.
I was wondering if 225$ a day would be to much if two people 375$ a day for both people.

Would a lease bring more money?

shoot 225 a day for that kinda set up sounds pretty fair to me imo cheaper then most outings with the wife or the boys . then again I'm the type of guy who just wants access and to be left alone.

$225 isn't bad that close to the hunting. People pay a lot more from outfitters that have to say in town. Person like me is more interested in the hunting. I'm not a trophy hunter so give me a adult deer I'm good to go especially when I am out of state.

I was renting a cabin long yard barn finished out to look like a cabin ac heat shower kitchen with stove and fridge 3 or 4 nights betweek 8 and 900 in KY when I hunted down there . Its been a 2 years since I have gone. Then we had a short drive to the public land we hunted. 10 to 25 mins depending on what part we hunted .

Do you have elk, or anything beside whitetail. Im kind of burnt out on whitetail. But im also listed on mobility depending on the day.

How many acres are available to hunt? How many hunters do you plan on taking ?

Thats another good question. How much land to hunt (land with huntable cover) and approximately how many mature bucks on that land. Is the hunting acreage is small and only a few mature bucks, one small mistake and they could be on to u the rest of the hunt.

Thats not how we do it here anymore. Now we charge out of staters top dollar to shoot deer in peoples ag fields. Montana is a changing.

Powder river charges 4-6000 for a 5 day hunt. Probably some tack on trophy fees too if its over a certain number and has a cool name

The hunt would only be on about 80 acres and 46 acres in two different spots. 46 acres is all on the Yellowstone river with an island all trees with opens. The 80 is all badlands with some irrigated land borders Yellowstone also. A lot of state and Fed land close for your hunting as well. I do have mule deer, elk and moose pass through see them but wouldn't be as a main targeted animal.

The reason I asked I have a couple of ranchers that have the same few come from the south each year. They spend a week and rent an old ranch house. I would only let one or two people hunt per year and only bow hunting and 10 days at the most. They would be able to come any week before mid October.

That's sounds like a good hunt. I would like to harvest a mule deer which I never had. The only thing that has kept me from Montana is tag prices. Or are the hunts strictly whitetail?

I think, with the prices you suggested, you could make some great friends that would return every year. Charge more, expect more complaints/issues.

If I did it I would like to keep it whitetail. I have great mule but late fall they move in from summer ranges. I have does all the time around and some small bucks but the big one come in and winter here. Late October and Nov. I like to have Family stay at the ranch and have some down time.

Even if I got 200$ a day 300 for two for 5 or 6 days would be fine too. Not looking to make a killing but a little spending money for gas. Be only 1 or 2 people total all year and no more then 5 to 10 days. No money up front pay at the end no contract or any of that BS just a hand shake and some cash what you think you want to pay.

If I did it, it would do it next year and would ask an amount for the hunt but would let the hunter give what the felt it was worth. Those guy from the south have been coming up here for year on my neighbors and they take bucks home every year. They rent that old ranch for the year so no one else can but they are rich business Family.

The price might well be fair but for an area the size of a decent stand of alfalfa you'd have to show me some trail came pictures that motivated me.

Id say your price is pretty fair for what you got. But then again some people seem to pay crazy prices to hunt. Your acreage does sound big enough for the big bucks but the cabin is worth a fair amount.

Ive hunted Wyoming since I was a kid...
The first half of my life, we had a 10000 acre ranch, and it was a $100 an animal to the rancher in 50 to 75 dollars for the tag. And it was easy to draw when you put in with a group. You always got your antelope or deer white tail or mildeer. You could use the same tag and the animals were there in the 70s. In the 90s, we lost that ranch. Because the rancher got married at 70 years old. And the stepsons started, Charging big so we had to find a new place to hunt in near casper

But what you're proposing to charge and offer in this day and age is pretty low. I shouldn't say that. Because I might take you up on that one of these years. And it would be a grand adventure for me, but that's a pretty low price right now. For that kind of access with the cabin

3-500 seems to be the going rate here.
