A Band-Aid fix is the best you can do. If the crack and wall is dirty, nothing will stick. If it's clean, you could mix up some grout and fill the crack, or fill it with silicone caulk that will stay flexible. Big Stretch is a good one.

I have used mastic for 20+ years no problems
Silacone chulking is not all it's claimed to be, I don't use it for anything

Clean with muriatic acid and neutralize with backing soda/water mix before you use anything. It will not only clean the crack of all impurities it will also lightly etch the concrete for a better mechanical bond

I purchased some caulk w/bentonite from the concrete septic tank manufacturer. It work great on a crack in the Bilco door stair's wall. I had to put the tube in the truck dash for a few hours to get soft enough to pump it into the crack.

I am not a concrete guy. I would have thought cause of the crack would have to be addressed.

This is why masonry and concrete walls have expansion joints so you can control where the walls move. Turtledale gave you some good advise about cleaning the crack with muratic but be sure you can flush with plenty of water, it will etch any concrete it comes in contact with if it's allowed to remain even a very short time. Research silicon caulk, their are not all equal , the right one will be there 10+ years and mastic will be too. Grout won't flex and will crack and fail at some point.

I retired ten years ago but sounds like I would address the cause of the crack before patching it.


Do I hire a crack detector..? Take some side Sonar readings ...of the Teutonic Plates undah the footings ?

If it failed because of roof water, nothing will last if you don't fix the spouting.

Is it still moving? Are you wanting to just seal it from water intrusion or are you hoping to fix something structurally?

If you want to stop if from moving (if it still is), you need something more than just filling the crack. You will need to under pin the footings, install some sort of friction or helical pier, or have an engineer or architect come up with a fix. If it hasn't moved in years, hydraulic cement will work well.

If it's still moving or might be moving and you just want to seal it from water intrusion, use a urethane caulk (after cleaning any debris from the crack and letting it dry). Silicones are very flexible but terrible adhesives and will eventually fall out of the crack. Latex and acrylic caulks are fairly good adhesives but don't stretch very much and will crack if the wall continues to move. Urethanes are great adhesives and very flexible - typically 500% - 600% elongation before they fail and sometimes you just can't remove the stuff and have to cut the caulk away. They make a mess when applying it if you aren't really careful, and they're hard to clean up. You will probably need to order it because most hardware stores don't carry urethane caulk - probably because home owners don't want to deal with the possible mess and clean up.

I would use SIKAPRO EPOXY Foundation crack filler. The best product I have seen. Check it out on youtube . You apply a top coat with injection tubes about every foot up the crack and start filling from the bottom until it starts coming out the next injection tube above it then move up to that one and repeat. it expands through the entire crack and really holds strong. But if the crack is caused by water intrusion you need to fix that also like adding soil to slope the grade away from the foundation. I also am not a concrete guy.
