The admiral and I went for a drive up near Knoxville to have a closer look at a bit of land. So this is it ... 39.6 acres. part has been logged 10 years ago and then nothing else was done to it. It has a spring on the property and electricity is there as well. I wonder how long the paperworks takes . But we got our own bit of dirt by the look of it.

Congrats to yourself, and happy crew . To me, fresh water spring and power there nails it. Everything else can be installed as time and money permits . As long as you are happy with it , views, trees, lay of the land. Move in your workshop on wheels, in that trailer you customized so well, and get cracking on a living space . The less time and materials you need to invest in, the faster you will live in happiness and LIFE. I am happy for you both. Pete and friends can visit with plenty of recreational room

Congrats on the new found place.

Thank you for the well wishes friends. I got back at 02:30 after having left here at 06:00 and was pretty pooped from the drive up walking as much of the property before it got to dark then drive back. Well worth it though. I'll dig a shallow well at the spring and pump the water up to above where the house will be and level a spot for the houseboat. The boat has internal tanks that I can use for starters till I have that sorted out. There are enough flat spots I can use to park my stuff and build a pole barn " workshop " There are a couple of roads cut into the property I have to fix a little but they are there. I can borrow a backhoe from a friend for as long as I need it. He said he does not care if I keep it there for a year as long as I weld him a thumb assembly onto the arm of it. The electricity line runs 100 feet from where I'll park the houseboat and its 300 feet to where I'll build the house. Once I have the pictures out of the truck onto the computer I'll stick a couple on here. I am looking forward to being a land lubber.

Watch closely for "Gov-Reg's". Flood plain - Area Plan - Codes. Just my 2 cents worth

Watch closely for "Gov-Reg's". Flood plain - Area Plan - Codes. Just my 2 cents worth The property is unrestricted and goes from about 10 feet above river level to 200 feet above. Rules are pretty none existent in that area ... a building permit is 200 buck and annual tax for the place is 93 bucks as it is in the green belt. I looked over the rules and regulations of the areas we chose and made them my first criteria before even looking at property. Its of no use to buy a bit of dirt and then not be able to do anything with it because of red tape.

spring pond for the animals?? I will probably make a little pond at the spring. If your skid steer has a brush hog on it, you can come out and play lol

sounds like a great place
when we bought ours, from first offer to closing was 28 days - it can be done pretty quick. just make sure you get them what they ask for when they ask for it
