I am in the process of starting to build a metal building. I am planning on building a 40x60 with steel framed building insulated with a concrete floor and 12 foot walls. It will have two garage doors that are 10 foot tall and two 30-00 doors for entry. I plan on sectioning off a part in the front for a bathroom and possible shower.
I have one bid at $28,500 for the building with no doors or garage doors set. Just the concrete, pipes set for plumbing, the steel building, insulation and doors framed.
What should I look out for or add? Like I know it will need doors obviously and gutters and downspouts.
With the price of lumber almost tripling on alot of things in the last month steel seems like a better option now. with some of them steel building they'll come back at for heavier stuff for snow load and wind load codes cause your state or county's code calls for it, then they jack ya up pretty big. make ya spec how deep the concrete floor is to be poured and how it is to be finished and control cuts

Like others said, that does sound cheap. Double and triple check everything as well as the contract. One local contractor had it in fine print that any extras would void the contract and it became time and material. He charged $50.00 for one roll of masking tape and justified it by saying it was extra and he had to send an employee into town to get it. You can imagine how expensive that can get in a hurry!
Common sense is a not a vegetable that does well in everyone's garden.

JMO you couldnt go wrong with in slab heating and a wash bay type floor drain for pressure washing, air skinning, and water fleshing. If you get the slab and shell right you can probably have a big ol time tricking it out to your own uses.

For comparison I had a 64x48 built, 16 foot side walls. Just the shed with doors (service door and huge garage door but cant remember exact size) was 32,000 including labor to put it up. No insulation, no plumbing, no concrete, no wiring.
Concrete 4 inches deep will end up being around $7,000, That is material only.
I would look over a 28k dollar bid very carefully, does that seem out of line with the rest? It seems extremely inexpensive to me.
Lessons learned, I would make sure I had to the dirt work done before having the shed built, I did my own dirt work and what I thought was good enough was not even close, doing it after the fact was a pain.
EDIT- Mine was built late 2018, prices were lower then I believe.

Sounds so cheap to me that I would be worried that it's a fly by night scammer. I would want to see his past work and talk to the people he has erected large buildings for. If he doesn't have references, I would pass on the builder. It sounds to good to be true to me. I couldn't build a building half that size at that price if I did all the work myself. I'm smelling a rat here. Regardless, have a contract and make payments for work completed at various milestones. There are a ton of crooks out there.
