As far as the patio goes you can pour a thin top coat of rock chips and heavy on the crete.
Had a contractor do a basement floor that way and I did a cattle waterer slab .The slab was 20 or so years ago and its still fine.

To answer your original question, the first thing I would try to remove thr stain from the slab is a high-power pressure water, a gas powered one not one of the little electric ones. Hot if possible, and a good cleaner/detergent. Its amazing what you can blast out of a slab with a pressure washer.

If that doesn't work at least it'll be clean for the next step. You could either coat it (like garage floor epoxy) or resurface it like Akajust said.

Seller won't give credit said take it or leave it. No place to go and out of time. We are supposed to close in a week. I hate being backed in a corner.

Been trying all year to buy a house. I've had a terrible few weeks and this is the last thing I needed right now. I'm at my whit ends. So much is going wrong in life right now.

Not saying you're not getting screwed, but is the agreed price below fair market value? At the selling price, will you move in with equity? If so, you're still ahead, or break even at worse case. If the price is already above market value, you may want to rethink the deal and find a new rental fast! My wife and I closed 2 years july on our house but had a @#&% 2 months of closing until the seller made things right . Cost us 3 weeks boarding for 2 dogs! (AND had to live with the mother in law those 3 weeks! ... she cool, so not an issue!) But, we moved in with instant equity.

Adam it looks like they used acid concrete stain you could go with a darker coller. If you do need to protect plants and wood .

Man, I’m tellin you if I were in your shoes, knowing what I know about owning a problem home, I would seriously take that down payment and buy a camper before I went through with that deal. I’d truly rather live in a camper with my wife and four kids before going through all that and losing all the money I lost again.

Concrete Man, it's wood stain. The genius used a sprayer to stain the wood, he didn't tarp it, lost control of the sprayer then tried to even it out. That's why I'm lost on how to fix it. Otherwise Iif it was just a drop here and there I'd just acid stain it.

Jim, it's around the comps and my appraisal came back right.

Bob I've thought about it. we stayed at families for several months this year. It took a massive toll on us. We were pretty much stuck in 400 sq ft most of the time. We're past the point of needing our space.

Rally, the seller isn't budging. The sellers agent isn't responding to any communications. We asked for a much smaller credit this morning and still haven't heard back.

Two lines, yup going to take the deal and fix everything over time. The kitchen needs attention, but the patio might take priority, water damaged soffits and the other issues are mainly cosmetic. We've had enough tight quarters over the last year.

I talked with my broker earlier the housing market here looks very promising over the next year. We have a shortage of homes on the market with a high demand. Add that to equity sky rocketing and I'm still ahead.

I suspect also that pictured electrical wiring will not meet code. I lived in NM a few years and had never before seen so much dangerous electrical wiring.

LOL you are wanting to tear out a patio slab because you don't like the color? Get you a pressure washer and blast the stain off the concrete. In todays market the seller probably will make more if you do bail on him. You paid a deposit at signing.Just looking at the size it will cost over 10,000 to pour that slab. He ain't fixing that ...

You sure that's stain and not colored sealer. Some people do that to make it NOT look like concrete.

Jbyrd no, I need to tear out the patio because it's barely hanging on and can give way any moment. The stain is wood stain from the owner staining the patio roof and using an air sprayer and not protecting the concrete. We asked about it and were told he tried to even out his mess. Obviously he wrecked it more

I’m pretty sure he’s talking about tearing down the patio roof, not tearing out the concrete
