I paid six thousand for four acres. I paid more than I should have because I wanted it bad and the sellers knew I did. Location, location, location. You can buy land around here for $500-1,000 an acre all day long. The larger the parcel, the cheaper the $$$ per acre.

In my county they will practice by burning it and will give you 5000 tax break if there is no asbestos

If the property has utilities to it then a good deal on 4 acres would be around 25k-30k. With no utilities you’re looking at $500-$700 per acre, price goes down from there the further away it is from power.

For my country, too many variables to contend with. Is it in the bottoms or upland sagebrush? How far away is power? How far to town? Is it fenced? Because of the recent influx of Californians, bottomland is +/- $10,000 per acre. Upland sage 20+ miles away from town is $1500 - $2,500. Water rights, add $3000/acre. Fenced, add another couple thousand. Etc. I'm worried that they'll upgrade our hospital and airport and folks won't have to drive 150 miles to a hospital or to an airport. Then the land prices will skyrocket.

Just bought 5 acres with a 60 x 42 Morton shed, concrete floor and well for 85k. Some may say I overpaid. I think I did ok.
