OnX is VERY unreliable as to where exact property lines are as well as who the owner is. I have properties where the lines are dead on and others where they are off by a good 30-40 yards. I even have some that have both situations on the same property. I have one property that I have owned for four years and for the first two it still showed the previous owner as the property owner. Then one day it changed and my name was on the property. That lasted two days before OnX did a update and with that, bam the old owner was back on the property, and has been ever since. Funny thing is that if I do a landowner search under my name that property is listed as mine but it doesn't show that on the map.

OnX is a good starting point but don't bet your life on its accuracy.

Pay the money to have if surveyed and stipulate any additional markers you want or stop worrying about it. I’ve found those are your two options when it comes to land and dealing with owners that border your property.

Those apps aren’t even close in a lot of instances. The ONLY official line is/should be marked by stakes or however noted on the survey.

My nephew is a surveyor so I have been in on many surveys with him. We have had line disputes on our own property. NO!!! Onyz, or GIS is not accurate and can be off by many feet at times. Have one of those on our property and the neighbor was claiming the county GIS map was. Survey showed we were correct. If in doubt get the survey.

We had some leasers on the neighbors land, opening morning of rifle season had posted signs 30 yards and less on our side of the line. I Was not happy to say the least.

I wouldn't trust any app, a stamped survey Plat is the only official map.


My brother's place is off several hundred yards with several apps.

Onyx is no better than your County GIS and is intended to be used for hunting. In my opinion it works well for that application.

Stand is on ridge overlooking a river coarse in the middle of 1 x 3 mile inaccessible area facing our land. Shooting lanes are cut only on my side. Have never shot on too other parcel. County says that not all landlocked boundaries are permanently staked. I plan to contact trustowner, in Florida, and try to resolve but opener is week away. Does local leaser have any LEGAL standing from just Onyx to bar me from stand. I wish avoid any bad blood over this but leaser may not be as interested in neighbor relations. Stand was site almost 20 years ago using county maps and best aerial info at time and not nearer than 1/2 mile from any other active stand. No boundaries were intentionally encroached. But not good to get on bad side of people with hi power firearms these days, IMO. Stand is a walled/covered one, movable but mot easily in not off our property. Have always tried to be a good sporting neighbor and all other stands are well inside and have a few adjacent owners that only have small parcels on or over common line without issue. But some want THEIR way without compromise. Putting a no trespass sign saying Onyx shows ‘this stand is on our lease could’nt find you on Facebook’(and they never will) a good start. I would be willing to share cost of survey to resolve for future but don’t think it should be fully my expense because a GIS app shows a interpreted line.

My property was surveyed several years ago, well after I bought it. It's surrounded by crop land so I don't have some of those potential issues. I think.
If out scouting, I still carry a county plat map and I'll knock on doors.

Only way it is legal is have it surveyed and filed in a court and yes pay taxes on the place.

Thanks for answering my question.

I'd point out the deficiencies of Onyx hunt as well as the inaccuracy of handheld GPS in the woods. Meanwhile trying to come to an agreement that you will use the stand this season and that the property will be surveyed before next season. If that doesn't work out get the law involved.

This thread is funny, I just went through this with a 100 ac piece I have in oil city pa. A young fellow is trying to get the anointing land last year the property owner lives out of state and he passed so the wife has it and she has a local lawyer, the lawyer sighed the posters and let this kid put them up he used one to do it, well the trees all nice strait oak and cherry have 3 inch roof nails and spikes in them and they are our trees
We had the lines all pined and painted the paint is 20 feet of the line on my side and he put posters up 5 to ten feet farther in. We take pictures and shoot lines before we call said lawyer that put his name and number on every sign and he seen he was in a pickel as was the land owner of that property.
So to answer the question one is not spot on and I'm going to b the owner of another 80 AC. Soon tree value is more than land vaue
