I made an off last week on 80 acres not too far from me....offer was accepted and title work has started, close on March 23rd...is there anything that can go wrong between now and then that would prevent that sale going through?...I'm super pumped about this, and actually got what I think is a great deal on it

Clouds on the title could be an issue. Never no what the title company may find. As long as your financing is good you should be fine.

I once purchased a property at a IRS auction. I didn’t do my due diligence, took the IRS reps. At their word. They Lied to everyone at the auction, showing a stub report stating there were no liens on the property superior to the US Government.
After the purchase I could not get title insurance because their was a $700,000 SBA lien against the property that was sold to another entity. I was lucky,Took me 6 years to straighten it out, and only because the lien holders Lawyers screwed up and my attorney called them on it. It cost me an extra $1500 to quash the lien but ended up with clear title.
Make sure you do your due diligence.

Congrats. Lots of things can go wrong. Any contingencies like soil test, survey, Title, seller having a change of heart etc. l was in real estate for 34 years before retirement and I didn't consider a deal done until the check cleared. Having said that, don't lose sleep over it. 95% of the deals close and if there are willing buyers and sellers almost any problems that come up can be resolved. Vacant land has far fewer last minute problems than occupied improved property.

Most the time person doesn't have to worry to much. Need to make sure you're aware any type easement so no surprises later. Can be as simple as a old broken down gate a neighbor used to move cattle. I did learn the hard way that even title insurance won't help in a lot line dispute. If they issues a person title insurance biased only on a location report not survey. Then you have lot line issues. Title company not much help.

What’s a location report and who prepares and signs it?

Congrats. It’s always better to find any problems prior to taking title. Any leverage you have is gone. I’m accustomed to having an attorney represent me. I pay him and my interests become his interests. Who does a title company represent?

If you had a good agent and title search the only thing I would worry about is the seller backing out, hope you got some earnest money. Make sure your end is taken care of and your ready to go at closing. I have done a lot of deals on a handshake over a cup of coffee most worked out because I knew the person. Done a few with agents and had some issues. Just stay on top of things is my advice and dont lose sleep over it. I had a couple fall through and was glad later, there is always more going up for sale.

Or the seller could just refuse to close (because maybe he found someone else to give him more for the property). I the event that happens you would be forced to sue him for performance. Happens once and a while, but not common.

Get it surveyed and do a thorough check for easements and make certain there are no "adverse possession" claims.

That’s good advice. If I lived in Wisconsin I’d call Zim. If he couldn’t do it he might be willing to give the names of a couple of surveyors in your area.
