My wife and I bought a manufactured home in 2015. Our understanding is that this house was built in 2006. Due to some of the plumbing repair that I've had to do, I have a small understanding of a small portion of how the pex plumbing is laid out in a small area of the house. I'd really like to have an overhead/plan view of how all of the plumbing and electrical is laid out in the house. Is this something you think I could get from the manufacturer? I can't get at the plumbing under the house unless I cut through the belly tarp/skirt and insulation, which I'd REALLY rather not do.
For good measure, I've also started to map out the underground utilities surrounding the house. I'm going to till an area of the yard that was a dog kennel at one point, and that dog was a real digger. In order to till that area to help get it flat again, I am required to call 811 to have the underground utilities flagged to ensure I don't take any of the services out.
There is also an underground sprinkler system that was put in. Obviously I can see which sprinklers are on which valve in the system, but I have no way of knowing where the pipes/tubes were run that feed each set of sprinklers, or how deep these pipes/tubing is below the surface. What's the best way to determine these things? Get a trowel and carefully start digging here and there? I'm not sure if hard PVC type piping was used or if soft & flexible black tubing was used.

I recommended to a friend that he wrap a light copper wire around the plastic tubing in his self installed watering system, so he could find where they run with a metal detector if needed.

In my house the plumbing only went as far as the basement ceiling & all the water lines had to be installed. Electric had all the wire's marked & ready to go into breaker box

That is not true in a lot of cases. I have plumbed 100's of homes as a master plumber and I have also hooked up/connected the provided installed plumbing on 100's of manufactured homes. Most of them are very well done and I would not characterize them as "junk". There are exceptions but in my opinion manufactured homes are a good value and most if maintained will last 75 years or more. Chris

BS...I have replaced windows and siding in a bunch of them and they are ...water intrusion problems junk siding and junk install, junk foundations... I'm residing one right now the basement was a 1 1/2 "out of level...built in 98

There’s really no other way to work on the plumbing but cut into the insulation. Access points will need to be cut into the walls behind showers and tubs. Just like any stick built house unless the basement is unfinished. The holes in the insulation on the under side needs closed back up.
Regular maintenance needs done on all houses. Raised in a single wide. Live in a double wide with a full foundation. You obviously are proud of what you own now. It’s your dream brother. Live it.

they build them near me. looked into one years ago. said 2x6 walls. not a 2x4 anywhere on site! all 2x3, then glued together! wanted to do my own plumbing and heating, they said they didn't do that, so i walked!

I’ve lived in one since 2001. Mines built like a tank. I had them double sheet the floor with 3/4 plywood. 5/8 osb on the outside then wrapped it and slapped hardie back siding one it. Dad and I poured the basement then I finished it out myself. It’s very efficient and has taken everything that western Kansas can throw at it. I will say the best windows we could get were not that great. That’s the only thing that I’ve been disappointed in. Replaced them a couple years ago.

The manufacturer should give you the full blue prints, atleast mine did. Thanks Donner, I guess I'll start with a chat with the manufacturer and go from there. At times, I'd agree with you...mostly if I'm fighting a plumbing issue or cussing out the shoddy windows. All of the windows in our house should be replaced, they truly are all junk. But, when most manufactured homes are built, they're built with the purpose of keeping costs low, so why would they put expensive windows in unless specifically asked to? The house shifts and moves alot between summer and winter, which makes for some cracks in the paint and needing to adjust doors so they close. We don't have a basement, just a crawlspace. The house is on piers with tie-downs. When we bought this house, there weren't many options in our area and we were first time homeowners. I didn't really know what I was getting myself into at the time. Knowing now what I wish I knew then, I would have passed on the house and waited for a stick-built for sale. I'm not complaining; I'd much rather live in this house that we now have some equity in rather than renting. This house has taught me quite a bit of things that I wouldn't have learned by now otherwise. Don't get me wrong though - I AM looking forward to moving to a little nicer house one day, maybe after the bubble pops.
