In late winter when log trucks park at the end of the day behind the mill, drivers walk around doing checks, wiping lights. Deer will come out from wood edges, when drivers finish and leave the deer move in to lick road salt off tires. Do you own or just use adjoining land? 17 acres with easement splitting your land, I would have tried buying it....

Deer won't be bothered by it at all. Like said, especially if it's patterned. They bed by the side of the road here, walk right up while equipment is running etc...
Seems funny to buy a property with an easement through the middle but it is what it is. If all you have is one vechile coming and going to work I can't see how that would be a problem.

I’m not sure- often you can drive right by bedded deer on an atv and they can care less, they also encounter vehicles and farm equipment everyday. Nothing makes more noise than logging equipment and skid loaders… there were nice bucks and does all around my logger the entire week he was out. Whitetails are wary and inquisitive all at the same time, if they can use their natural escape routes- this is their daily routine.
I have a friend that has property in Black River Falls with a group of friends, they have in total about 300 acres. One friend built a residence on his 40 in basically the middle, he drives in and out daily- this group has historically shot numerous whitetails scoring over 150- they haven’t shot a nice buck in 5 years and have seen less deer year-over-year.
I don’t think it will limit your deer activity but I believe it will impact big buck sightings. The number one deer management strategy I try to employ for nice bucks is solitude.

It is what it is. The folks hunting the fields next to me probably wish I wouldn’t ride around my property during hunting season but that ain’t happening. I’ve had one hunter in 15 years ask to access my property to retrieve a wounded deer yet they do it every year. lol

Who gives anyone an easement through the MIDDLE of their property?

The deer will get used to his coming and going, big, little and every size in between.
I know people that have killed some dang good deer real close to parking areas on public ground.

Like you already said, he has an easement and at this point all you could possibly do would be buy him out or sell yours and find another place with no easement on it.

If the vehicles are in a typical pattern deer will get used to them. If unusual, like all sorts of vehicles in the predawn on opening day, the deer will take notice.

I used to see deer all the time while working fields with a tractor , they would let you get close also.
If you stopped , they watched you , it you shut down the tractor or got off it , they were gone.
While running a trap line with an ATV same thing ,they watched you and wouldn't run unless you stopped and got off.

You could have done a lot worse than get him. A nice person is a nice person, live with it. But I drive sometimes on major highways to Newark NJ or Philla pa and see a lot of dead deer but I also see some big bucks & does near those cities that look like they are waiting for the traffic to open up so they can cross--of course all bets are off in the rut. Of course you should have bought the land but this is better than a lot of people get when land sellls......jk

Or someone that has not had the chance to get experience first hand and see deer behavior every day and how they react. It would have been a concern for me years ago as well. But since I hav been blessed with my farm and time living on it and see it daily for years I now know the deer learn to ignore normal traffic.

Why would you buy property you planned to hunt that had an easement straight down the middle? I wouldn’t even lease land like that.
As far as deer getting used to vehicles, yes, eventually. I’ve been on the property with the same white F150 for years and neither deer nor turkeys will run from it. Even big bucks will tempt you, lol. I could literally park my truck and use it as a stand to bow hunt from, lol.
For some reason the gobblers gobble at my truck. I’ve never called from the truck, just shut it off when I see them and watch. I could’ve killed a limit every year just from sitting in my truck. Hens aren’t as tolerant when it’s moving, but shut it off and they’ll stroll right on by.

This is true, In fact they get used to individual people.
I know an old lady that fed the deer, within seconds of her coming out of the house the deer would trot out of the woods and head over to get fed. In a area that had hunting all around it.
If me or one of my buddies who was watching from the house tried it the deer would not come out till we were in the house for a period of time.

I walk my land daily and am out working in the woods for hours on end often.
Many times while working I have had deer walk by within 50 yards of me. They could walk by more than I realize but occasionally I'll stop and look around and see a deer walking past.
I regularly walk by bedded deer that just will lay there an let me walk by, within 30-40 yards.

When driving one of my tractors thru the woods the deer will stand or stay bedded and I can drive by with in 10 yards.

Deer get used to regular activity. After awhile they have no fear of it shows no threat.
Look at how deer behave in cities and suburbs where they are never hunted, they will lay down on the front lawn in the middle of the day in the open.
They have never been threatened in those areas by humans so they have no fear.

There are game ranches in Texas that dispense deer feed from the rear of a truck. Deer and other animals come to the sound of the trucks.
