Ok cool so looking like 15grand is gonna be a good place to save to... Thanks everyone You're a young guy, get a few friends and get at it! you can do it get book and learn how it isn't hard , but maybe I should warn you once you know how to tear off and put on a leak free roof , everyone will want to invite you over to their roofing party I have been to a few

I put a new colored steel roof on my average sized farm house, 2 years ago. Strapped over ashphalt and ice and water shield . They did a nice job, 16 thousand. Quite happy with it. old243 That's sounds terribly high? Got any pics?

$400 a square might be the going rate, but that price has some healthy overhead and profit included for the roofer.
If anyone wants to know how to spend half that for the same roof, shoot me a pm. I am happy to help. It's a business man, not UNICEF

Got any pics? depends on the day but exchange rate in 2021 that would be about 12,800 USD also average size farm house , average for where and how steep around here 1500-2000 sq feet but 2 story with a 12/12 pitch and how many gables to work around and 13% sales tax in Ontario so if he told you 11,200 +tax would it sound so high?

400.00 is about the going rate for (FIBERGLASS) shingles. I don't believe asphalt ones are made anymore? That material/labor for a one layer tear off/walk on.
Shingles have been made with fiberglass mesh embedded in asphalt for a long time. They do now also make an organic mesh imbedded in asphalt but fiberglass/asphalt shingles have been the standard for many years

Of the guys that quoted mine the Amish were the ones that actually climbed and measured. Others used some ap and many sized it wrong. The apps are inaccurate and unnecessary. So is climbing on the roof to measure. I’ve always just measured the length and width of the house then added the eaves and overhangs. Dividing the width in half gives me the run. I have a gauge that I use to estimate the pitch of the roof. They sell them commercially but I made my own. You stand back 30 feet or more and hold it up to the gable and line up the angles. It is actually very accurate. Once I have the pitch determined I can use the multiplier for that particular pitch times the run. That gives me the actual distance from peak to overhang on that half of the roof. That number times the length of the roof gives me the square footage of that half. Double that number then divide by 100 and you have the squares of a roof. I add 10% for waste and starter courses, etc. It is a very accurate method.

I passed on all the no climb estimators. but I'm old school. Always needed to see rot, bees, if the chimney was solid, etc.
Lug? Would you recommend reinstalling the lightning rods? That, was debatable amongst the bidders.
As far as DIY with buddies, best check with your insurer, and lawyer, lol. W/comp for roofing in Pa is right at the top $$.

Replacement of bad wood is an additional charge billed at a specific hourly rate per man. Those terms are specified in my contracts. It’s tough to know what sheathing or roof boards might need replaced until you actually get the shingles and felt off.
I’m old-school too. But once I realized I didn’t have to go up on a roof to give an accurate estimate, I stopped doing it. The method I described above is very accurate, there’s never more than a bundle or two (if I was really off) left over on any of my jobs.
As far as lightning rods, I’ve never installed new ones on any roof I’ve replaced. Where they were already there I have reinstalled them on almost every structure I’ve replaced the roof on, mostly barns but a few older farmhouses too. The few times that I didn’t reinstall them was because someone had stole the heavy copper grounding wires and the owners didn’t want the expense of replacing that material.
So if you already have them on your house and it’s not going to be overly expensive to put them back on after the new roof, I would say yeah, go ahead and do it.

Can't remember how many squares the roof was, house is 4000 square ft we did the roof this spring $27K.

Had ours replaced last year, for tear off old tin, new cdx-3 layers of moisture bearer, 50 year warranty shingles and labor was right around 30k. Had an estimate for steel and for just steel, screws, and labor it was 21k. House was built in 1907 and figured all the under wood need replaced.

If not so far away I'd a had you quote it Lug. Have had great results working with and for trappers in the past. Trappers are not lazy. And they barter.
I requested the rods ne reinstalled. Have a large stack of real 1x and 2x ready.
Bugs me I no longer have insurance to put my own crew on it, but I'm getting over that lol.
