I know a guy who did a linseed oil mix, but what I garnered from his experience was while just oiling of some type will preserve it will also keep the material softer and more prone to get marked up easily. I did a neat place for a guy on Lake Superior and he insisted on a spruce floor. Beautiful but we put a number of topcoats on that to harden up the surface. Careful with the drum sander, use it easy till you get the hang of it.

Tongue 'n Groove, Biscuits? Cut nails from Tremont. Produced on the same equipment they used in 1890. Face-nailed.

Osky The rental shop refused me once they found out the floor was face-nailed. They said it would destroy the pads on the machine. A buddy did a hard and a softwood floor in two different homes he owned. He used a handheld orbital sander and said it would do the job. His floors came out beautifully. I bought a random orbit Makita this morning and I’ll try it out tomorrow to see what I'm up against.
