Does anyone know how to tell how long snakes have been using a house for hibernation? I have dealt with this several times. This house was built in 2006. The block along the front of the house has a 'brick ledge' that is uncovered. So I know the entry point. The new owner has been in the house for six months. They have had three snakes in the last month. With the open block, how can I tell, how long have the snakes been using the house for hibernation?

At least one winter??/ (sorry) I would thinks that you look for snake turds or sheds in the crawl space/attic

we had a renal house in Omaha and the would be in the drawers when the renter lady opened them,,,,....not good

they were entering at the roof line were there was dry rot

One would think their longitudinal stripes resemble those of sleeve garters (as worn by, say, riverboat gamblers)

Academy of Natural Sciences of Drexel University in Philadelphia and author of "Garter Snakes" (Powerkids, 2001), their stripes resemble garters men used to wear to hold up their socks. Another theory is that it is a corruption of the German word for “garden.”

Sounds very plausible. The German word for garden is garten. "Hans, dos ist ein shnake in der garten." "Jawohl Fritz, it is now

Why do they want to know how long they've been there Dave?

This house in Chisago City had them crawling above them at a Big Party through the clear ceiling tiles... it obviously cleared the room... 37 Snakes later and a seal job they were finally calmed down a little.

Scott, snakes were not disclosed by the sellers, every previous sold after living in it for three years. The new owner thinks snakes were the reason people sold. I found the entry points. How can I prove prior existence? He will compensate me for time spent and any advice I can give him.

Like Vinke said, really only turds and skin sheds.... other than that you can't prove anything...

Unless a Neighbor would tell them that they had been told about the problem... even that would be hard to use as proof unless they will go on record...

That happens all the time with Bats, even though the State law is against a sale of a home with known bats... the Home inspectors DO NOT know a bat turd from a Rodent... I've told many New homeowners that the "Rodent issue" the Realtor disclosed was not rodents at all...

Selling a house becuz it has snakes is like selling a truck cuz it gets 90 mpg! That's a huge bonus!

There is no skins or turds. They are getting in thru the open brick ledge on the block at the front of the house. My point is it was built that way. Snakes didn't just find it this year. But I know it's hard to prove. Thanks for the ideas, maybe this info will help?

I updated my new knee post on trapper talk yesterday but it didn't bring it to the top. I found it on page 2 on my computer just before I posted this. I don't want to start a new thread all the time. Thanks for asking. It's doing quite well.
