Does anyone care to disclose what they receive for renting their farm land. I'm working on a new contract for renting land I have, for farming, and was curious as to what people are getting.

Around this area believe the landowners are getting about $250/acre per season for silage corn. They'll charge more for produce crops. This is in western NC.

Boy, $30 aint much. Right now I have been offered $209 a acre, plus hunting rights(deer, squirrel and mushroom hunting), on land, about 25 acres, the farmer owns, right across the road from my house.

around here there's lots of ways to rent. some guys do it on shares. splitting cost of production, money for crop, subsidies and or insurance. some guys do a flat rate cash rent, some work on a percentage of crop price only. pasture is usually rented on a flat per head basis with grazing months part of the agreement. hay ground is usually done with the landowner getting a percentage of bales with no expense other than property taxes. sometimes they split fertilizer costs

I get $15 an acre for pasture with a gentleman's agreement on how many cow/calf pairs he can have on it. He also, takes care of spraying musthistle (sp?). On the farmland which is dryland I get $40 dollars an acre. But this is totally different soil and growing capacity than Ohio.

Here in SE Nebraska where there is water for irrigation there was some land cash rented for $525 an acre. That was the extreme top. The kid that paid that much had to give up a bunch of the high dollar rent a couple years back. I would say that most irrigated fairly good ground around here probably goes for around $300 an acre .... some maybe for $250..... some maybe for $325- $350. Dryland ground that's good ground probably goes for $125 up to $180.... + or - some. Hilly and rocky dryland I would think may bring $80...... to $125. All depends on the land lord willing to work with the renter or how greedy the renter wants to be an get about every acre he can. The county extension agents around here have some guides and worksheets with land rent values to try to help the bankers and landowners and renters figure out what might be fair to all. Seems like the days of a handshake and a Gentlemans agreement are getting to be a thing of the past more and more......Kinda sad.

As you can see by the responses above it is very dependent on where you live. Here in western Kansas 30-50/ac on dry land & 80-150 on irrigated. Things change as you go east and the rainfall increases. 60 miles east of me they get 4” more rain per year then we do so cash rent is higher. You can look up local cash rent rates online, and get a good idea of what’s fair. I only cash rent 15 acres out of the 3000 I rent. Cash rent is a guarantee no matter what happens to the markets or the weather. I like crop shares 2/3 for me & 1/3 for you personally. It keeps me on my toes as a producer to treat the land like it was mine, because when harvest rolls around your rent is depending on how good I’m farming your ground, but it can kick us both in the butt if it doesn’t rain and prices are low.

Around me in western PA it's $20-$30. I heard there was a guy paying $100 and stealing ground from everyone else but he couldn't make enough profit to continue to pay that and the old renters were so mad at the owners they will not rent off them anymore. I don't see how you could profit much at $250.
don't worry over the smart ones. catch the dumb ones, they pay the same.
i can do it because i dont know that i cant.

Friend told me he got $950 per acre for solar cells. Pays better than working the land. Eastern NC. Charles that's becoming more popular in our area. I believe it's a long term lease though, 20-25 years. Biltmore has a big one going there off I40 at the French Broad bridge.

I work with a guy that's from western NY. He owns around a hundred tillable acres. $500/acre for ethanol corn. He claims land owners are cutting woods down and dozing into corn fields a lot.

Man, Id love to know the CSR rating on your ground, give me a better idea of its rental value. You said flatter than flat, does it have drainage issues or is it pattern tiled? Have you considered a “flex lease” with your tenant, that you set a base amount and depending on price/yield you receive a percentage of gross income per acre.
