What has been the best lenders so far on rates? Does quicken loans still seem to be the best? Looking at 30 fix and my local bank i checked with is chase,and they only offered the FHA loans...

I've had three with Quicken and they were the easiest, start to finish. You need to shop around and remember some places with low rates kill you with fees (closing costs). Check a credit union as well as the banks.

Check with a local mortgage broker.
I'm using a local company here. The lowest I got was at 3.25% conventional.
If it wasn't for the housing shortage I would have already bought. It's a nasty fight here. Most houses get multiple offers within hrs of listing. Most are going for at least $5k over listed price. There's been a few that have gone will over $20k

Just refinanced today at 2.63% from credit union. 15 year fixed.

if you are a cosco executive member they have a whole selection of lenders to choose from. Penny Mac was who I chose at the time. Penny Mac would not sell your loan.

with my chase bank I got 3.1 with the "dreamakers" program.. just wondering if its worth checking out quickenloans... but you are right houses are selling within HOURS! so crazy!
