Just curious for y'all who've gotten a new roof put on your place in the last few years, how much did it cost you ? Also was it shingles or tin ?

Just got prices this week for a roof. $400/square for asphalt shingles includes paper and ice/snow shield.

$400/ sq. is close add if tearing off more than 1 layer, or steep

$400 a square might be the going rate, but that price has some healthy overhead and profit included for the roofer.

Location is big difference. 400 per square around here and you would starve because that’s close to double others price

tear off or steel over the top with some purlins ?

take a real good look at why this roof is failing , and what made it last or not last

venting is often an issue , hard to have too man vents unless the snow blows in them some how

in MS snow blowing in is probably a non issue

this is your chance to make the new roof last even longer

I remember my grandpa saying , this was the last roof he was likely to ever need to put on

he was probably 53 at the time and we had a roofing party with all my uncles I was about 8 at the time and was up there pounding nails and laying shingles , and they were selling the new shingles as 30 year , they weren't they were more like 25 and he lived long enough to need another roof

Always tear off- any mechanical fasteners you use have a very short life when the asphalt shingles are still in place. The metal panels would last 50 to 100 yrs but the fasteners less than 15 usually

metal is $2.00 sf cost here, including ridge and trim. add in felt/rubber underlayment and labor. You'll be close to $6.00 sf. for new tear off or going over shingles will up the price some.

Have had several quotes.
High was 30, low was 9.
Will have slate for sale.
I nursed the slate as long as possible.
It's in fine shape,
the nails, valleys and stop gutters are junk.

Just had a new standing seam metal roof put on last week. I paid an Amish roofer $15,850 for the roof and new matching gutters and downspouts. He was half the cost of everyone else and did a great job.

Of the guys that quoted mine the Amish were the
ones that actually climbed and measured.
Others used some ap and many sized it wrong.

400.00 is about the going rate for (FIBERGLASS) shingles. I don't believe asphalt ones are made anymore?
That material/labor for a one layer tear off/walk on.

Insurance claim? If not then I would suggest waiting until after a hail storm then call and have an adjuster come out. You may get it for free. If it is an insurance claim my suggestion is to not tell the roofer that it is. First guy I called came out and asked if it was a claim and I told him yes. He asked to see the insurance estimate. I wasn't going to lie so I showed it to him and he said he could do it for that. Any cheaper than the estimate and I keep the difference. Called another company that came out. He said that he would be glad to meet the insurance adjuster if they came out. I said I would be writing them a check and need an estimate. Saved about $2500 which of course was extra money in my pocket.

Insurance will not pay full replacement cost for a roof that was already shot. Wear and rear is not a covered peril.
