same around here my daughter sold her house couple years ago and was offered more then she was asking within hours of putting it on the market.that was the trend then but think it has slowed down due to higher interest rates.

Prices have skyrocketed here too. Land prices have doubled on big places and tripled on small places (>50 acres). Taxes have followed suit. My wife and I built our forever home in 2018 before all the SHTF and everyone moved in. I contracted the house out myself and know exactly what it cost to build. Now, the tax office has the value of the home 30K higher than what I built it for and land prices triple what I paid for it.

I know, I know, everyone says that is a good thing. But I say otherwise, and this is why.

I can't sell this place right now at top dollar and go purchase the equivalent or even close. That's the problem.

The problem is Keith replacing it if you want too . Chris thought for sure when I retire I would sell and move 90 miles south around more relatives. It’s hard for me to walk away from something we built from scratch along with other ground I own plus having 25,000 acres of private property to roam on is something I can not ever replace.

Heck chancy I feel luckey to have 2 different 20k-24k acre public hunting places and our 96 acre farm. One public place is 12 miles and takes about 20 min the other takes about an hour to drive to. They have other hunters and horse riders and other users as well. Gets frustrating some times with the lack of respect for others some have but that makes me a better person. I always have my boys with me and knowing they will see if I react poorly to poor behavior and that truly helps me be the bigger man and live up to my own standards. It's all part of the cost and privilege of hunting public.

I couldn't imagine having 25k of private to Rome on.that is not replaceable.

I thought about selling our farm becust it's building up around us and I can't find a job close to home anywhere close to mine in pay and benefits.( part of being union) and moving west where there is less people and more space. But a quick on line search reveals how far my money will go with the rising prices in remote onec cheap places to live and I'm better off here on land that has the ability to grow mour and support many more time the amount of livestock per acre.

Depends on if they feel like the depression is on scedual or they need to speed it up.

Markets are slowing down here

House down the road (new construction) was listed for $320,000. First of about 30 lots carved out of a 12ac piece of land. Owner/developer is building duplexes that look like shop buildings on all the other lots since market changed. Whoever bought the house is stuck with it I bet.

I got the offers in the mail all the time, they have slowed substatially since the market got stale.

Place next door is about 115ac. Grandson of the owner was going to develop it. Market change put the brakes on that real quick which didn't hurt my feelings at all

I remember when there was supposed to be 250,000,000 people in the USA
now they say 320,000,000! That is a lot of houses to sleep people.
Everywhere you go = more people.
and a lot of them work @ home so they can live most anywhere.

Understandable in your area for sure. Do you live within an hour and a half drive from a big growing city?

Around here, there are only so many inputs that a farmer can put into this black dirt and dry land farm ground for 80-100 bushel corn. Most of this dryland country was cotton farmed in the 1800s and early 1900s. Won't grow nothing without inputs. Now developers are paying $20K/per acre for tilled land so they can build housing. The solar companies are paying even more for the tillable ground because they don't have to clear it. Farmers around here are put in a bad, terrible, and sad situation.

Selling without a home inspection ..is the norm

,Listed at 389,000....sold for 450,000.

Little ranch 1008 sg feet

1 bath..2 bedroom

1 Acre of land

We know the kids that bought it.

they are saying the biggest issue isn't even that more housees have fewer people living in them it is that

there are so many houses off the market to be rented as VRBO or AirBNB or the number of people who can afford 2 houses or more.


I was in Chicago a couple months ago near the Southport station for the metro elevated train building after building you could tell the apartments were airbnb and similar rentals because it is walking distance to wriggly field probably 20% of the apartments weren't housing for people working in the area but short term rentals , that isn't the only place like that


America only has one issue, we have a Responsibility crisis and everything else stems from it.
