We quit taking checks.  Direct deposit only.  Easy to set up, and no excuses.

Without going into to much detail I have a tenet who routinely bounces rent checks. They always apologize and write a new check which clears right away but I'm starting to get a bit fusterated. Not sure if I should just keep doing what I'm doing and only say something if the second check doesn't clear or say something now? I thought about trying to get set up with direct deposit, not sure if that'd help. Advice? Well, I'd talk to your renter and try to get a no-bull reason why they are behind all the time.  Might be a good reason they are able to overcome, or it could be some bad decisions(s) they will not overcome without eviction.  Sounds like they are trying to make good on their rent, so it might be worth a chat with them.

Tell them effective 1/1/24 all returned checks will be charged an additional $100. That should solve the problem.

Do you get charged   when  their check bounces ? I get a small charge, I could look but it's not significant. I think I should talk to them to make sure it's not a timing issue then suggest going direct deposit. This is not a residential rental and it is not a tenet that can be easily replaced, again I don't want to give to many details but I do want to keep the tenets.

  good tenant , ok tenant , or one you would rather be rid of
  Grandpa owned a bunch of apartment buildings 
  if you were a good tenant but needed to pay on the 5th of the month fine communicate it 
  if you were an not a good tenant  you could go looking for a new place if your $ wasn't in by the 3rd or you tack on a fee for bounced checks. you keep the policy in writing at by the 3rd it needs to be good  then you let them have a "just this time "
  where my Daughter rents in Milwaukee everything is a 50 dollar fee , and they require auto payment as a draw on your bank no checks. don't get the electric bill moved to your name before you move in 50 dollar fee , every bill they get that 50 dollar fee even if the eclectic bill from your first 15 days you were renting but hadn't moved in was 7 dollars 50 dollar fee. 50 dollar fees make people fix their problem very quickly.

If you want to keep them as a tenant then work it out. I am surprised you haven't had the conversation regarding timing.
