Thanks for the response’s, I know the screws you guys are talking about, these buildings are meant to move the roof can move up one inch on windy days, over the years we’ve save quite a bit on heat but steel can only flex so many times and we and an engineer think the structure has reached the end of its life, killbuck I didn’t see you post about flexseal I’ll look at that with the rest.

I have been using Ames Liquid Rubber products for years mostly to coat deck areas over living space. It is expensive stuff but they make some very good products that will seal almost anything.

I have had wonderful results with Flex seal in a spray can. For now I wouldn't use anything else.

Eternabond tape works good for fixing leaks on RV roofs. That stuff once applied is not coming off
