A few days ago I got a letter from a land company from CO that wants to buy my place. They will pay for all expenses for survey, filing, and lawyer costs. The price that they offered comes to ~9400$ an acre and the numbers are staggering. Crazy price but no I'm not selling even if that offer was doubled.

Anyone else get thins like this? Maybe a scam but not sure the letter is already in the garbage.

I get offers for my farm as well. Nope, not interested.
When my wife and I decide to sell, I will offer first opportunity to purchase to my nextdoor neighbor (common courtesy).

They never said what they wanted it for. They are a legit company that sells land and buys land. I would guess they will flip it for a profit. Not sure though.

I get phone calls and letters all the time.

I bet if you dug that paper out of the trash you would find they wanted to give you $9400 for all of it.

At least that is what I get, pennies on the dollar offers.

And yes, their interest is to take advantage of you, flip the land and make a very large profit.

We even get the scum that claim they are looking for a place for their family to get out of the city. All shady schemes to get you to sell cheap so they can sell high.

Just got an offer from CO. for 120 acres we own in North Central WI. They offered $128,000.00. LOL, Neighbor just listed 40 acres recreational land for $8000.00 an acre. I find it amusing.

We get things in the mail wanting to buy our land, this week it was a logging company wanting to select harvest our trees.

I dont believe either are wanting to spend what it would take to buy it. Can't say I wouldn't be tempted if they offered what the fello across the road has his 5 acer lots are listed at. Tempted but that would be it unless the entire family wanted to move( wife and kids). I dont see myself as the owner just the custodian taking care of it for future generations.

I would say that price per acre was somewhere in MT they paid that for 5-10 acres by a tourist spot. The $9400 could be "We have paid up to $9400."

I had 100 acres in upstate NY, would periodically get letters to buy the land, and always way lower than actual value, or letters offering to log the place cause they were "in the area"

Never entertained any of them, when I did sell, a realtor got top value for it, it went to a former Airborne guy and his family... they are now farming it again....

Any of those letters you get are looking for you to sell cheap....of course, cause they're going to flip it....Broke my heart to sell what I had, but circumstances change... frown

Ah No!! Lol They have total number listed I just divided the acres into the total sale price. An eye opening amount of money could of retired at 20 years old.

Nieghbor had sold his dirt and now a big mess. Big holes and piles. The turned his land into a gravel pit. I dont know what kind of arrangements they made but no thank you.

We once owned a farm with a slight hill on it. A paving company agreed to remove the topsoil and then take a layer of sand to their asphalt plant. Once the sand layer was removed, the land was restored, fertilized and limed. That area of the farm was significantly better for farming, plus we sold the sand.

Yep all the time . They want it for cheap to resale. I believe it’s legitimate they’re fishing and once in a while they get a nibble

Snowy, you are in Montana. They would subdivide it, build log McMansions and sell them to people from the east or California, that work on the internet out of their home.
