5.5% 12 month CD,when I retire I believe I will put 2 mil. In for a year until I better understand what is happening in the market. My financial guy isn’t arguing.

Stick it in short term cd at 5% (3-12months). When Biden destroys the rest of the economy or the wall street make believers realize it's all smoke and mirrors. THEN buy land on the back side of the recession. !!!!!
But with that said hang on to some of it for "flipping" purposes. Just bought a 1 year old craftsman 19 horse rider mower for 800 . Guy bought it new last year for 2300 from lowes. Sold it in 20 minutes for 1,000 !!! You interest gurus what percent did I earn on my investment ?!!! LOL
Did I mention it had 23 hours on it ??
Lot of these opportunities are coming as people continue to pay for high groceries and Gas goes up. Credit card debt is about to max out on everyday Joe. Second mower and 1 utility trailer I've flipped in last couple months.

pay off my house and put a new roof on it , then maybe buy some hunting land with what is left or build a new garage.
I am not a very savvy investor type
once I had the house paid off , I would put my house payment at my Roth and max out my HSA

America only has one issue, we have a Responsibility crisis and everything else stems from it.

Last spring when I knew the fed was going to raise rates a good bit,I borrowed $100,000 from a bank in Mifflin co at 3 .65 percent, then couple months ago put it into 2 CDs with a 4.25 interest rate, and the other at slightly less.Paying them off with inflated dollars till I find some property I really want. This is certainly a more intelligent reply than what my response was The fact is while there are several ways to do .In the end you want to make your money work for you And the better you are able to do that the ability to do that will grow .

On paper that sounds good but you lost money . The interest paid on a CD is not calculated the same as on your loan. How long was the term ? Most loans are NOT SIMPLE interest. What about closing cost ????? IF you did make money good for you . But something had to be used as collateral . So you either got a mortgage or put a lein on something that is now tied up.

I guess it would have to depend what your real goal is? To keep it safe? As a long term investment? Are looking to make big bucks on this investment? Are you willing to loose some of it? Does it all have to be invested in one thing? One thing to think about is you can use it to make a down payment on a pretty big business real estate purchase if you can cash flow the rest of the loan. Might be the cheapest interest we see for a while might be I'm wrong but who cares bout the interest if you can buy something that will make its own payments and appreciate in value. I'm not a stock market guy or get rich quick kinda guy but long term real estate or business purchase could be life changing. If you are into real things. Jewelery old coins heck old guns old traps all hold or appreciate value. First thing if do is figure out what your end goal is and then look for something that can reach that goal. Safe or risky is all up to you. Guys bragging about getting 5 percent interest on a CD when inflation is 10 percent aren't all that smart unless they own the bank you put the CD in and are using that money your giving them for next to nothing. Well we could have put it in the stock market where over an 18 month period they "used" peoples money for less than nothing . IN fact I think it's still running downward about 9 % So side by side comparison means those of us @ 5% interest are up 16 % by millionaire math. Just saying !!!!!
