I'm no financial expert but that's not going to happen. Do you think the FED is going to cut rates that much this year to affect mortgage rates that quickly? I have my doubts I would like to see rates raised, I would like more land and don't want it to increase in price.

Here's a hint as to why that may very well happen: Nov 5, 2024. Yes, doing so will set inflation into orbit but the Dems will do anything, including this, to retain power.

That was my thoughts. Assuming it was unscrupulous bankers using it as a sales technique. Employee made himself house poor, good for me though. I think it was after the December Fed meeting that Powell said their outlook was to see short rates at 4.6 by the end of 2024. I don't think there has been a lot of progress towards their 2% goal since that time. It would not surprise me to see an unexpected increase one more time............but I really don't expect that. At this point the markets are expecting a 25bp cut at the June meeting but the probability of that is only about 50% right now. I WOULD expect that to happen by September, but that's just me. If we see 2.5-3 % this fall it will be because we are in a recession and the Fed was forced to cut. My 2 cents
