Turns out we needed a new water heater, guess how much it cost us? (I get hammered if I say "hot water heater").


I got myself a seniors' GPS.
Not only does it tell me how to get to my destination,
it tells me why I wanted to go there.

I had a Commercial grade 50 gallon installed outside for $2400. No more leaks in my home or lack of hot water.

Electric, installed by plumber, don't know how many gallons, it looks like a typical heater.

Cost us $1,400. Our plumber has to travel about 30 miles one way. There are other plumbers closer but I usually have to wait a week or more for them to come, if they come. I got tired of trying to get a local for our plumbing needs, this plumber comes rather quickly, he is a young fellow that also has a landscaping business.
My wife called him yesterday afternoon and he was here today.

I paid about $1,000 to have a new electric water heater installed two years ago. They have to have that expansion tank on them now.

I paid $550 per 50 gallon electric water heater at Lowes. AO Smiths. Plus you get a military/veteran discount.
Paid the plumber $500 to install both.
$1600 total for 2 installed.

My plumber buddy handed me a kit with 2 elements and thermostats.......said there you go ....new electric water heater unless the tank has holes in it .

Dont miss the old tank style heaters with the elements and scale buildup in the tank. Had tankless now for about 8 years and would never go back.

one thing most people miss is check your insurance policy
if fine print is a " replace every 6 years " in the policy write-up
especially if you live in a hard water area where steel tanks rust out, this holds true

Unless an odd style or hard to reach you can put a water heater in in about 15 minutes after old one is removed. Get a compression fitting flex hose install kit from Lowe’s

I ended up with a tankless electric water heater (for you "water heater haters",,,,,,It is)

3 40 amp 220 breakers
Light go dim but I can sleep in the shower all night....

That is incorrect. Our local plumbing code requires an expansion tank. My old one had a pressure release valve.

When my electric water heater goes bad I will buy a new one and install it as Jbyrd described. This installation has been good for the past 30 years, it will be good going forward.
