well here is the back story, I've own this land for 25 plus years, went and talk with the old guy that own land behind me they come in on a different road, introduced myself he made it clear that he didn't want anyone on his land and was not happy that someone bought the land to his east and south line, never had a problem with him other than hunting right on property lines, well 8 years ago his daughter and son in-law move in with him and son in-law drives his 4 wheeler across my 180 acre and introduce himself, I told him that I didn't want him driving on my land, told him if he shoots a deer and it comes on my land to let me know and I would help him find the deer, but don't go on my land a lone, I have about 18 camera's on my land to catch deer and bobcat movement , well caught him on my land while we were gone one year in July, didn't say anything , the that fall two years ago, cameras show him and three of his friends hunting my land , took me 4 days to calm down , I went to his house and asked him why they were hunting my land, he said didn't thing I would mine, I told him he was trespassing and I didn't not want him or anyone else on my land his wife came out of the house yelling that I was trespassing an she called the state police, I got in my truck and left, that was two years ago, well this year on the third day of hunting season, this happen,


I have lawyer friend drawing up paperwork to send to him, if he is caught on my land for any reason that he will be prosecuted, some people just don't care,

When I hunted a friends farm in NY state he would demand ID from the trespassers and the state police would issue a warning for first offense. This was a necessary step before being written for trespassing for subsequent violations.
I feel your pain with neighbors that suck.

Check your game laws. Here in Va trespassing to hunt non-posted land incurs a $500 fine, for posted land $2500.

Those ruts would chap my hide. Amazing what a few folks will do searching for antlers.

Buddy had the neighbors from #$&* move in next to him they would shoot day and night randomly not shooting at anything then the handyman would do the same so this was happening several times a week. Then the Grandkids show up on 4 wheelers to rip up a road they don’t maintain tossing rocks onto a neighbors kept lawn. Then the Grandkids guy put it trail on his property and a different neighbors land.

All the cabin owners went over and had a talk with the guy and his wife they are not shooting as much when they threw rocks on the other guys lawn he ripped into the guy on the road one day. He’s better now less BS but the people are clueless he was partying in the Ozark’s before buying this cabin it’s peace of mind vs partying.

Had a sheriff tell us to stop some guys cutting gate locks to put out a board with heavy nails stickling up right where they drive through.
He thought losing 2 or 4 expensive tires would put a stop to it.
We didn't have to go that route but it would work I bet.

What about guys that post blm and lock gates? Law never does anything to them either.

Not sure if that's pointed to my comment but yes LEO do something about it now with OnX out there. Been several LOs in Wyoming caught doing it and getting in trouble, GWs don't let them get away with it these days.

Good. I'm glad to hear it. I have cut a few locks. Had some confrontations. The grass lease holder was never held accountable.

What I will tell you about VA regs… trespassing is a civil matter. One would have to go down to the magistrates office and have them issue a citation. If you don’t have posted signs up, you should. If you don’t have a cable or gate up, you should.

EdP mentioned above about a $500 fine in Va. The guy we caught on my neighbors land pled No Contest and got a $25 fine and court cost. The severity goes up from there.

If you can prove that it was him / her, I would do everything now to prosecute and make a statement. Especially after having already had this conversation. The ruts alone shows you that they must not take you seriously.

In Alabama it's criminal trespass the first time you knowingly enter land not your's, under your control, or without written permission. No need to post or give warning as all land is posted by law. The burden is strictly upon the trespasser to know where they are supposed to be.

Yep, these days they can not get away with those types of access issues, thankfully.
I bet in years past you had some real winners trying to bully you, was harder to get LEOs to punish them. Now with OnX they are getting schooled , lol.

OP I would talk with a local LEO, show him or her those rut pics and tell them you want it stopped.

Call the sheriff turn it in and start dealing with it. Been where you are.

Yea but no judge will enforce it! I know, I have trespassers every year and they just yell at me telling me they are looking for their dog. I tell them not with a gun you arent. Then I take their picture. Those dont seem to get caught anymore!

All crap would break loose if they left ruts like that in my place….thats terrible

so up tell now it's just me telling him to stay off my land no witness, so it's just my word against his, with a register letter, if he is caught on my land again, he will be prosecuted

If you really wanted you could sue civilly, lost enjoyment of your land and for the damage.

Take him out to deep water and drowned him.
