A friend of mine just bought a fixer-upper.
I don't know if I've ever seen this bad of a roof moss issue; it even has a great crop of ferns.

I'm guess it's remote enough that having any salvageable materials, that don't have to be flown or hauled in, is an advantage?

Around here, especially in cities and towns, places like that are considerably less valuable than bare land in the same location. Clean-up and haul away costs are really high here.

The basic structure looks to be in pretty good shape.

Run copper on both sides of the ridge, I use this when roofing in heavy forest cover.

bingo we have a winner
oh wait copper is 6$ a pound
that roof is a real fire hazard if any woodfire for heat is involved.

I agree as to the weight with all the living material and the soil it is making, plus all that vegetation will hold lots of snow and or rain, so looking at the roof structure would be an important concern for me.

Actually not remote at all; about three miles off of I-5 and 25 miles south of Seattle. Paid $133K, about 0.9 acres.
If he were to sell it just for the land value after cleanup he'd get about 250-300. It has a to-code septic system, a single-wide that's liveable, and the house in the picture; and no, the roof doesn't leak a drop. He plans to use them as rentals for ten years or so, he's been making so much money doing this that he wants to defer capital gains taxes out several years.

His biggest expense so far is disposal of 600 tires ($1200), dump fees $1000 so far, probably end up double that. The tweekers who were squatting on the property have actually hauled off most of the junk that they had accumulated; about 12 passenger vehicles, an RV, three or four fifth-wheelers, and ton and tons of other junk.

This is how you make money in real estate; you buy the strays that no one else wants. It's all about location, and a lot of sweat equity.

To me it looks more like a tear it down and start over project. He does it for a living so how long does he thinks it will take him too fix it up ?
