Looking for a little help and direction so I can do some leg work on a piece of property. The property is a quarter/quarter a 40 acre that has a 5.46 acre piece of land taken out of that 40A.

That 5.46A I found has a PIN# with all tax info etc.. With that PIN# would I be able to find some record at court house what length and dimensions are of that piece of property. The 40A starts on a section line and this piece 5.46A is taken out of the SE corner of that quarter/quarter.

Any help would be appreciated very much. Not sure in records would say there is a property pin 📍 placed. How could I do the leg work and what info would I need to find all info and that 5.46A so I can buy up to that boundary. I may add that the 5.46A was bought as a Quit Deed.

I have found that On X has been accurate to within a couple of feet. If you don't need a legal survey, that will give you an idea of where the 5 acre parcel is on the ground.


I have nothing clever to put here.

Wow! I don't have OnX but I know people that do. I believe I might need a legal survey but I will find that out. There wouldn't be any barrowed money if transaction happened but not sure what county would require for a legal survey and of course for taxes.

so on ONX and similar apps like IHUNT that show property lines it does say that property lines can be approx and cannot be used legally for example my family 327 acres up north with my uncle owning the 100 acres beside use but on both apps it shows the property line going through my uncles cottage even though it has been surveyed and have found property markers stakes to confirm what the surveys say also the apps say our property is only 312 acres our property deed says 327 and does our taxes so take caution when using apps to determine property lines

Not a surveyor but a real estate broker for 50 years.

If the court house for the county the property is in, is accessible, you can call, or stop by, and give them the legal description for the 40 acres and ask the clerk to give/send you a copy of the deed for the property in question. It will have a complete legal description for this tract in question.

Ask for the real estate department.

The legal description may start from one of corners of that 40 acres. I would also ask for the 40 acre deed also. The seller and buyer will be on the deeds. The clerk should be able to tell you how to get to the property.

OP, every State can be a little different. In Washington you may find a recorded survey at the County, if the piece in question was part of a segregation/subdivision.
However, the best place to start in WA is with the State Survey Office. Pretty much everything gets recorded there.

Some great information from everyone. Thanks!

So I called the county recorders office and ask them some questions on the deed of that property if they would send it out to me. They would but the boundary measurements footages would not be shown so that is no help. She said there could be Pins or Pin set in one of the corners and that would not be shown or recorded with them. So, I will need to get it surveyed and I would have anyway but was hoping there was some footages so the survey would be easier then more corners to find to get it surveyed out. Back in the day I they just went and kicked around the weeds and found a spot and that was it. Most likely done with a hand shake.
I still will try to find a Pin from a surveyor that boxed this >5 acre piece out. The other two corners of that section I know where they are at just was hoping to find this a Pin or footage so to make things easier.

I think you are making it harder than it needs to be. In MO, and I assume most other states, the county assessor has already mapped it and you can look at their maps to see where it is drawn. Some......if not most.......are now online. But if not, you can walk in and ask to see map of the 40 acres in question. The smaller piece will be a window within. And likely as not, the pins or stakes marking survey corners are already in place on the ground.

In my previous post I have already talked to recorders office and they would send me the deed for the 40A and or the 5 plus acre deed but no footages or any other info is attached to those deeds except legal description. I already know the legal description of the 5 plus acres and the remaining acres in that qtr/qtr. I'm looking for footages from the Pinned corners that I know where they are at. Have the footages would save some extra surveying costs for me.
Not hard at all a surveyor will be able to find that one boundary of the 5A that need to buy what I need.
