When a mobile home is sold new, the homeowner's insurance is often included in the sale. It is typical to see a mobile home policy with seven years of coverage. This protects the bank or lender.

Have your son examine the closing documents he received when he bought the home.

I doubt the home inspector can be sued. Some professionals carry Errors and Omissions insurance. I was required to carry it when I sold property insurance.

I know several people who no longer carry home owners insurance. Like a lot of things these days it's not affordable for people on fixed incomes.

they don't have insurance and you think an inspection was done.

welcome to being poor , things are shortcutted and overlooked all the time.

then generally the guy who can least afford to be hurt and miss work , jumps up on that roof with a chain saw and starts cutting and just hopes he doesn't get hurt.

rent to own generally goes like this , guy owns trailer and place it is parked , he says to the guy who rents , rent it for 15 years and you own the trailer also keep paying lot rent forever.
now the guy who owns it either deprecates it over those years or figures you will move out at some point in those years and he keeps the trailer and sells it to the next guy who rents it for 15 years.

a close look at the agreement is in order before any one jumps on that roof , because if the other guy still technically owns it till they day you make your last payent , then yall might be best to pack and walk away and rent something else.

but a poor man will say his word is worth something and fix it up best he can and keep fixing and renting another mans trailer.

I am of course speculating maybe Fox can shed some light on the reality of it if he knows.

He never mentioned being on a fixed income. I figured a younger guy with kids would have a job and maybe a wife with a job as well.

I didn't say he was. Someone else wondered how "anyone" could not have insurance. I personally know two elderly people and a disabled veteran that do not carry home owners insurance.

If he's renting to own, it ain't his, it's the landlords, and he should be covered... Frankly, the kid isn't there very long, so doesn't have much into it other then the rent, which he would have anyway..

I'd be seriously considering moving on and let the owner fix HIS place, lord knows what damage there really is...

GC PETE laid it out very well. I would do this if you don't own it. Salvage what you can.

Owner SHOULD have insurance unless they are plain dumb, renters should have renter's insurance too in any situation. I know people who lost all they had because they did not have it.

Thanks for the replies guys… my apologies for not responding earlier,,, was busy getting stuff done.
He will have the damage covered… because he doesn’t own the lot,,, and pays lot rent,,, the owner of the trailer court is responsible.
He’s been in contact with the property manager…
I’m so relieved in that aspect.
Not only was I , and my cousins brother getting this thing off,,, we had 5 other guys I know, bring their chainsaws and we got it cleared.
We definitely took our time and and didn’t get in a rush ,,, taking small peices at a time just in case the tree would pitch and roll.
We got the holes covered with tarps and nailed down some 2nd to keep the wind from tearing it off.

Yup,,, the axle seal wasn’t bad,, there was a hole in the axle itself,,, nothing huge,,, just enough to make it leak..
I got some Liquid Metal patch called Devon and patched it,,, seems to be working fine.

Sunday I’m gonna change the master cylinder,,, I can still stop,,, but I have to pump the brakes a few times th tighten them up.
It’s not the brake line,,, I’m not loosing fluid.
Figure while I’m at it,,, might as well change the brake pads too

That tree fell directly on
My 7 old granddaughter’s bedroom, who she shares with her little brother Lincoln who is 3…
Lincoln’s bed is right against that wall that buckled..
but,,, Lincoln was at his mom’s house ( my son and his girlfriend are separated at the time). And Marlee, my other granddaughter, had left her bed in the middle of the night and went to sleep on the couch.

My son got interviewed by the local tv news.. after the interview, she got her work gloves out and pitched in to help pull brush,,, I’ve never known a news reporter to do that,,, but that lady deserves some serious recognition!!
