It is no surprise that homeowners is going up. Look at the cost of repair or replacement following damages. Labor and materials have increased substantially in the last five years.

Make certain you are not under insured.

I live at ground zero of the Helene disaster in Western NC. Damages are terrible. Flood is a different policy. Many homes have been completely ruined by falling frees. I live in a senior condo community on 72 acres. We had almost three hundred mature trees that blew down with some causing substantial property damage. Who ever thought we would have a horrible hurricane in Asheville, NC.

Not if your house is destroyed or badly damaged.

Mine is $1800/year. $1000 deductible.

Home is valued at $180,000.

They may drop me, but I just deposited a $30,000 check today for recent hurricane damage to my home, outbuildings, and fences. They depreciated property $5000 and before the $1000 deductible...there was $36000 in damages.

It'll be 20 years at current rate for them to recoup that.

Without homeowners insurance you are taking a huge gamble unless you have enough $$ to rebuild/repair.

You might be able to reduce your premium if you increase your deductible. How often do you use homeowners insurance? I saved money by putting mine at 2500.

Most people do not think about the type and number of liability claims/lawsuits, many of which are frivolous, brought against homeowners and vehicle owners. It is not uncommon for defense costs to exceed 100k on claims where the homeowner or vehicle owner were not at fault. And, juries are granting nuclear verdicts with greater frequency. The legal environment is continually changing and not for the better (unless you are one of the many attorneys with their face on a billboard or TV commercial.) Having seen firsthand what can and does happen, I am not willing to take the risk by not having insurance. I also understand why the insurance costs have increased so much.

I have no proof but I think auto insurance is driven (pun intended) up by deer. The state doesn't carry any insurance on their deer. If a farmers cow gets on the highway he had better have insurance.

As our age goes up so does your premium regardless of your driving record.

The banks and insurance companies are in a prosperous marriage.

We've had 3 hurricanes in past 14 months. My home sustained damage each time that was more than my deductible.

$4000 - 1st time (Idalia)
$6300 - 2nd time (Debby)
$36000 - 3rd time (Helene)

I'm 70 miles from the Gulf and 125 miles from the Atlantic, but now I'm concerned I might get cancelled soon.

Its good to shop around every few years as a habit.

But you should be sure shop around any time your situation changes. Sometimes the companies price things differently depending on the details of your situation.

We saved a few thousand per year switching companies when our kids started driving. One insurance company didn't charge anything for them when they got learners permits - they only charged when the kids got unrestricted licenses. But another company charged for the kids as soon as they got a permit.

My insurance gal called today and said to check my email. She put together quotes from a few different companies because my homeowners went up 49 percent overnight.

Insurance companies have prices dialed in pretty darn close to one another. Shop it out and ask a lot of questions. Most of all, find out EVERYTHING that is not covered. If you see a substantial cost difference, do not think you are saving $$$$ Most likely you are not paying for something. I'm 35+ years of custom home building and worked with insurance companies that entire time. Countless times i've seen homeowners jump on low cost insurance only to find out they did not have the coverage they thought.

BTW - be very careful on not over insuring. Many companies treat a "Total loss" as the value only of the loss, not the value of the policy. Just because you have $200,000 of personal property coverage, if they deem your property loss at 125K, thats all you get and you paid for that extra 75K of coverage for nothing

LMAO - I occasionally drive past the Accuity building along the interstate in Sheboygan, WI. Always trying to figure out specifically which part of the building I paid for.

If the premium paid is the only thing that matters then I assume yall drive a lil shoe box of a car made by Kia or Hyundai right?

Wrong. Be very careful getting a new policy because it costs less. It is possible that it will pay less when something gets damaged. Ask the agent what it will not pay for that the last one did. Also Randy is right. Over insuring will not help you- it only increases the carriers bottom line. Unless a state mandates its insurance companies to pay the value of a policy (and very few do) you can only collect the total cost of repair or replacement as defined in the police's indemnification
clause.

Example- my friend has an older double wide mgf home that has a few maintenance issues. It only qualifies for ACV coverage and would be worth about $50k in the event of a total loss. The agent offered to throw another $20k onto it. This might sound like a good way to offset the depreciation issue but it will NOT. It only inflates the premium without increasing the most that could ever be collected.
I consider it a dirty trick by an agent that should know better. Either that agent is dishonest or doesn't even understand his own product line- either way he is not trustworthy.
